The signing ceremony tomorrow is between IWH-CREC & MOF.

LKH already mentioned many times BM is for IWH-CREC. LKH also mentioned that Ekovest & IWCity has nothing to do with BM. Thats why IWH is planning for IPO next year to fund BM

kawan calculate punya:

IWH CREC portion of BM = 60%
IWH portion of iwh crec consortium = 60%
effective portion of IWH in BM
= 0.6 x 0.6 = 36%

GDV of BM ~ 140Bil
Iwh portion 36% = 0.36 x 140B = 50.4B value

assume 5% profit margin for developers (sikit sikit la)
IWH earning/profit = 0.05 x 50.4B = 2.52B
dunno what is IWH number of shares ..not listed. use Iwcity as reference 837mil shares

2.52B/837mil shares = RM3 earnings per share(EPS) over the life of the project BM

assume P/E ratio = 10x
P = 10 x Eps
P = 10 x 3
P = RM30
price per share = RM30!!!!!

few assumptions:
1) this is for IWH not iwcity. but iwcity is subsidiary of IWH. assume 50% discount, iwcity is still worth rm15 per share!!!
2) 140B GDV of BM was done years back, it could be worth more now
3) 5% profit margin is very little
4) this calculation does not include land owned by IWH/iwcity/ekovest. just purely on BM value
5) this Fair value of BM is for the WHOLE life of the project could be >10years

looks good either way. what do u guys think

I believed it will go higher..but maybe will take some time. Lots of profit taking now. Swing is much less volatile compared to previous push few months ago, indicates lot of support from major player.

Take ur own risk. At this level it can go either way. But I think it will go higher. Strong resistance is at 1.10. The most major one at rm1.20. Breaking that convincingly then sky is the limit.
