KUALA LUMPUR (March 25): Spritzer Bhd is acquiring an agriculture land near its existing mineral water plant in Air Kuning, Taiping for RM76.11 million, to set up a new plant.

The group said the 1,228-acre land, planted with oil palm trees, belongs to Trong Oil Palm Estates Sdn Bhd.

Let us do a simple calculation

1,228 acres for Rm76.11 millions

How much per acre?

Rm76,110,000 divides by 1,228

= Rm61,978 per acre

Now go see MHC Plant lands in Perak
(from Annual report)

1. 849.8 Acres freehold lands in Perak with book value Rm3,419,000 (About Rm3.4 Millions)

To get price per acre

Rm3,419,000 divides by 849.8 acres

= Rm4,023 per acre

From here we see MHC Plant land cost only Rm4,000 per acre

Open Market Value now almost Rm62,000 per acre

That means MHC Plant land should be 15.5 X more if revalued

In any case the purpose is to point out the deep undervaluation of plantation lands bought long ago still with old book value of Rm4,000 per sq ft

mhc plant lands in Perak only Rm4000 per acre

chinteck has 3000 freehold lands in Sendayan N sembilan book value less than Rm5k per acre

Bplant the very good lands near Prai, Penang also less than Rm5k per acre

All these show deep value and therefore they are real long term bargains

Think of Why Kwantas offered to take their Sabah Plantation private at Rm1.65 when price was around 50 sen?


Because of land they valued more than business

Good news. Just declared a special dividend of 2 cents, resulting in a total of 4 cents dividend for the financial year 2020. This works out to 5.4% dividend yield based on the current price. More than double the FD interest rate of the bank.
