UOAREITs just declare income distribution of 5.28sen, ex-date on 30 July.

Annualized yield of 6.85% is still 2x higher than FD.

5.39sen dividend ex-date 4Feb 2014. Total dividend 10.67sen for 2013 or 7.36% yield, more than 2X FD rate.

Bought UOAREITS at 1.38. Based on UOAREITs 90% payout, it is expect to declare 5.2sen in next 2 week for its first half income distribution, give rise to yield about 3.77%, or annual yield 7.5%, more than 2x higher than current FD rate

UOAREITS is one of the top yield REITS, and better than its holding UOAdev. UOAREITs downside risk is limited, and price is well support by its recurrent at least 10.4sen income based on 90% payout, and trade at undemanding PE 11.5x, NTA RM 1.50

If you don have better other stock, then better opt to entitle dividend, if hold for next 1 year, then you stand to received total 3 set of semi-annual income, total yield more than 11%

As REITS business is very clear, and have payout policy at least 90% profit. Thus, the expected return is calculable, unless there is major new acquisition/insure new unit/rental termination, Its then depend on individual risk profile and investment horizon and should follow closely if there is any new development. In short, should make own decision in investment.
