Attended AGM this morning. Informed that the 1Q result will be announced this evening. In view of escalating costs, DPU of 2.20 sen/quarter is not feasible said the Management.

Announcement of the 3Q result is expected in 2 weeks' time from now. A fair estimation of DPU is 1.95 -2.15 sen as ASA3 is the smallest of Atrium's commercial assets. Anyway, hope for the best!
At the current price of 1.09, Atrium is undervalued as it is selling at a discount of 26% below its NAB of 1.48. The managers are seen to be overly cautious and unlike Axis REIT (more on the logistics warehouse segment now) which is very aggressive in acquiring new properties. Until they become more proactive the share price will always be valued below its NAB. I hope shareholders will bring this up with the BOD in the forthcoming AGM.
DPU increased by 8.1% to 2 sen per unit. Existing factories fully tenanted. Atrium Shah Alam 3 (ASA 3) will be handed over to tenant in May, meaning next QR will further improve.
With next QR expected to be 2.16 sen per share, and DPU 2.10 sen, fair TP 1.30 with DY 6.5% or TP 1.35 with DY 6.2%
A.S.A. 3 composed of 9.0% of the total net asset value ... so ...
DPU 2.00 cent / 91% x 100% = 2.197 expect approximate that DPU 2.15c to 2.20c
But with this ASA3 occupied, that means it had reached the peak of it's performance i.e. 100% occupancy rate, in other words, no more growth is expected.
