TH bought MCT 133 mil shares with price RM 1.28.
Share transfer to Urusharta with price RM 1.28 but actual market price only RM 0.75, cost RM 170 mil somewhere around Dec'2018
Now Urusharta sell the shares with price < RM 0.10, if sell all then will get back RM 13 mil.
Total loss is RM 170 mil - RM 13 mil = RM 157 mil (95%). Good job, TH/Urusharta..

FUNDAMENTAL of MCT is super strong with great support from Ayala Land.
Ayala Land provide RM 500 mil cash to support daily operation. In this critical period, cash is the king.

MCT 44.3%赚幅的秘密


MCT公司执行董事林国文接受《南洋商报》专访时指出，维持亮眼成绩的秘密，其实就是模块化建造技术和综合业务模式的互相配合，推动了成本效益走高。

“其他业者兴建典型的可负担房屋，赚幅大约只有17%，但我们的建筑和地皮成本低于竞争者，促使公司成功在充满竞争的环境脱颖而出。”

根据马来西亚房地产发展商会（REHDA）的例子显示，售价50万令吉的可负担房屋，发展成本中有23万令吉或46%是建筑开销。

“很多人会质疑我们专注发展的可负担房屋项目，是否会蒙受赚幅压力，其实不会，因为我们的模块化建造技术，可帮助节省成本。”

模块化的建造技术，其实就像用堆砌“乐高”（Lego）积木的方式，将建筑物拼凑组合起来。

公司会先固定柱子、墙壁和地板的规格，才开始大批制造这些建筑元件。

而通过固定的规格和重复的生产步骤，制造过程变得相当组织化，帮助工人更容易熟悉操作，减少了材料的浪费并帮助节省开销。

同时，通过预制的建筑元件，公司能够迅速地将建筑物“组装”起来，大幅提高效率。

一条龙业务省成本

MCT公司的综合业务模式，亦捎来可观的成本效益，推高盈利赚幅。

公司拥有本身的设计团队、建材供应来源、混凝土预制厂房和专业建筑人才，通过“一条龙”的业务营运模式，大幅节省了成本。

设计团队会将模块化建造技术，融入产业设计中，规划出符合经济效益的项目，同时，也可减少实际建造与设计蓝图之间的落差。

公司也通过本身的贸易子公司，直接向供应商购入建材，节省原料开销。

而混凝土的预制厂房可减少人力资源开销，也有助于控制品质。

再加上本身的建筑人才，能够负责专业的兴建工程，MCT公司在控制成本方面，取得了傲人的成绩。

“而且我们的土地成本也非常低，仅占了产业项目发展总值的4%至6%，这也是促使赚幅高企的原因之一。”

平均地皮成本比同行低

根据REHDA的例子，在售价50万令吉的可负担房屋发展成本中，地皮开销就占了7万5000令吉或15%。

MCT公司的平均地皮成本仅为5%，比其他业者拥有10%的优势，因而成功脱颖而出。

林国文认为，这些高效的成本控制策略，可帮助公司维持亮眼的盈利赚幅，并克服市场放缓的挑战。

23/March & 24/March sold another 20 mil shares, balance in hand should be 50 mil shares. If this is the case, cheap sale will finish by this week.
