Berdasarkan pengumuman PM sebentar tadi, ada tiga point menarik untuk hartanah:-

1 - Tak kena duti setem untuk harga rumah RM300k sehingga RM2.5 juta (sebelum ni tak kena duti setem untuk rumah harga sehingga RM300k sahaja)
2 - Boleh waive RPGT untuk tiga buah rumah untuk individu (sebelum ni satu rumah sahaja boleh waive)

3. Meningkatkan had pembiayaan hartanah ketiga bagi hartanah berharga lebih RM600k. Boleh dapat 90% pembiayaan untuk rumah ketiga. (Sebelum ni rumah ketiga boleh dapat 70% pembiayaan sahaja)

While Ayala’s increased stake clearly underlines MCT’s potential (it is an integrated developer with an in-house precast and ready-mix concrete plant), we are cautious about MCT’s prospects in view of the dulling landscape of Malaysia’s property sector. MCT sits on an undeveloped land bank of about 500 acres (202.34ha) with 209.9 acres already touted for a project with an RM8 billion gross development value (GDV).

MCT is a value buy value now... Never at such low price except during dumping by urusharta and MCO started in the month of Mar 2020.. The data below is self-explanatory :)

Ayala Land offered to the remaining shareholders at the price of RM0.88/share in 2018 via MGO but failed.

If Ayala offers it again at 44sen or even 22sen, would the MGO be successfully now? Would you sell your stake to Ayala now?

sekarang pembeli hartanah Akan Beli daripada developer cash rich macam MCT untuk memastikan projek perumahan dapat disiapkan tanpa ISU kewangan. jadi, projek MCT lagi dikehendaki oleh pembeli rumah. lebih selamat, projek pasti jalan Dan siap.
