(iii) the conversion ratio for the RCPS-i C has been fixed at 32 new Shares for every 67 RCPS-i C held (“Conversion Ratio”)

So the cost per share is (67 x RM 0.38) / 32 = RM0.795, may I know is this calculation correct?

I think the sell off is due to Sp to utilise the new RcpsiC to redeem all Rcpsi B as RcpsiB giving higher interest of 5.93% per annum and 1% preferential dividend rate pee annum.
while RcpsC only give 5.43% per annum and the stepped up preferential dividend of 1% only due on the 5th anniversary of the issue date of RCpsC.Payining lesser interest for new RI

....at the end Sp paying lesser interest to investors after the proceeds of Rcpsi C has redeemed all RCpsi B ,and the balance proceeds to pay Sp borrowings, and as working capital.Sp Book would look better at the end 2023

do not understand why drop so much ... maybe PNB is selling huge amount to pick up the right, the company management is making the wise and responsible decision to issue new RCPS to lower the interest cost, very logical move, looking to buy more if price drop further

After conversion of all these extra paper, issued shrs will balloon to over 6.8 BILLION units, with a mkt cap of over 2.8b even @ today's bombed out price. More capable funds are doing the math & are running 1st & asking questions later!

Problem is ppty mkt was artificially overinflated during QE 1-3 & is undergoing a slow but relentless deflation ( similar to Japan from 1991 to 2012) to return back to 3-4X average annual income which is the maximum serviceable fair value for average ppties.

@tts752, it is correct, you can find the exact calculation on SPSetia's bursa announcement, they gave calculation example

Important to note is most of the high value properties are overseas such as Australia, I don't claim to understand those prop markets myself, but there could be a difference in demand unlike what @dompeilee claims of "unsaleable". CEO already gave open promise of achieving sales target, which may or may not come true, to be judged. But the word has been spoken.
