KUALA LUMPUR: Property developer, Matrix Concepts Holdings Bhd (MCHB)'s Sendayan Metropark Shop Offices registered a take-up rate of 100 per cent at its soft launch today.
The group said all 50 units of the shop lots with a gross development value (GDV) of RM60 million, were snapped up via a balloting system within an hour

With the reputatable Ellemere College and other big foreign boys joining in the Township development, common sense tells that this township will be more self-sustain... can't imagine how its share value will fly..

Maintain buy with target price of RM 4.49: MCHB, via its wholly-owned subsidiary Matrix Global Education Sdn Bhd (MGE), has
entered into an affiliation agreement with Ellesmere College Ltd (ECL) from the UK.
Under the agreement, both parties will affiliate the following for three years: (i) sports affiliation: ECL and Matrix Global Schools (MGS) will exchange sports skills via exchanges of students and their related activities; (ii) student exchange and staff immersion programmes; (iii) ECL will be allowed to use the interactive curriculum, based on the Cambrige curriculum, designed by MSC without payment the names of ECL and MGS and their respective logos.

There is no direct financial impact, but this will be long-term positive for MGS and the sales and property prices in Bandar Seri Sendayan
in Seremban, Negeri Sembilan.
This allows MGE to leverage ECL’s experience and branding to enhance the quality and curriculum of its MGS group of schools,
comprising Matrix Private School, Matrix International School and Matrix International Pre-School.

We expect the schools to add value to Bandar Seri Sendayan over the long term, which bodes well for future sales and house prices.
We maintain our target price at RM 4.49 (35% discount to revised net asset value).

We continue to favour MCH as one of our sector’s top picks on the back of: (i) our conviction that further upside remains, thanks to
escalating land prices in Seremban as more Greater KL residents migrate to Seremban; (ii) undemanding estimated financial year 2015 (FY15E)
price-earnings ratio (PER) of 5.9 times against more than 10 times for mid-to large-cap developer; and (iii) still attractive FY15E

RM 5 is only RNAV discounted 20%... Their land market price will only heading to north as well as gross margin. This is a great cash cow in the market with dividend every quarter.. For now, Matrix market cap already surpass RM 1 b milestone. This have unlocked many fund manager portfolio requirement. There will be more and more institutional investors join Matrix.
