I believe with Farhash be out of the picture, all is clear now for Govt. to award the Rm1.1 billion NIISe project to HT PADU- the MOST capable among the 3 shortlisted. The announcement will be made pretty soon.
Interesting to know who will be buying the PP Private Placement that is slated later in October.

Amanahraya Trustees Bhd, the trustee of Amanah Saham Bumiputera (ASB), reduced its stake in property developer S P Setia Bhd by selling 100 million shares on April 8, cutting its stake from 24.54% to 22.37%. The off-market trade was executed at RM1.41 per share, representing a 2.76% discount compared with the closing price on April 8. ASB remains the second-largest shareholder in S P Setia, behind Permodalan Nasional Bhd. ASB has been trimming its stake since the beginning of the year, with net disposals totaling 100.92 million shares. It has been reported that Theta Edge is eyeing several large-scale government projects but has yet to announce any successes.
The company earlier proposed an autonomous rapid transit (ART) system in Johor Bahru, in collaboration with SIPP Rail Sdn Bhd, Mobilus Sdn Bhd and Lion Pacific. A 24-member delegation from the Johor state government, led by the state’s Public Works, Transport, Infrastructure and Communications exco Mohamad Fazli Mohamad Salleh, went to Kuching in February for a test ride on the ART prototype vehicle.
Theta Edge, meanwhile, is understood to have been shortlisted for the National Immigration Information System or NIISe project, alongside DNeX and HeiTech Padu Bhd, The Edge reported last month.
The contract involves data integration from 13 modules of the existing border control system. Of the three shortlisted companies, Theta Edge is the smallest in terms of market capitalisation. DNeX is a RM1.31 billion company and HeiTech Padu is valued at RM238.9 million.
Theta Edge’s chief executive officer Datuk Nuraslina Zainal Abidin, meanwhile, told The Edge separately that the company is looking for suitable consortium partners to bid for a RM3.46 billion multi-lane free-flow toll system for toll roads.
The group is also participating in Prasarana Malaysia Bhd’s tender for an integrated common payment system in its public transport systems in Klang Valley, she was reported as saying in an article published early this month.

Poh Kong share price historic high was around RM1.60 in August 2020 with the gold price at USD2030, USD 1 = RM 4.19. Now USD 1 = RM4.73, GOLD price is USD2340 per ounce. In comparison, notice that the USD appreciates against RM by 13% and the gold price is increased by 15.2%.
Yes, gold inventory is RM858million according to latest quarterly report. At RM1.02, PohKong market capital is only RM410million.
Poh Kong is at very low price with gold business that hedge against uncertainty esp escalation wars now.

Property developer Crescendo rises to record high on land disposal
KUALA LUMPUR (April 5): Crescendo Corp Bhd's shares surged to a record high on Friday following the announcement of the Johor-based property developer’s latest land disposal plan.
The counter rose as much as 5.86% to RM3.25 during Friday’s morning session, before paring its gains to RM3.22 by noon break. At RM3.25, the group is valued at RM903.09 million.
Crescendo, through its wholly-owned subsidiary Panoramic Industrial Development Sdn Bhd, has sealed a deal with Microsoft Payments (Malaysia) Sdn Bhd for the sale of a vacant parcel of freehold land spanning 1.1 million sq feet in Pulai, Johor for RM132.47 million. The group expects to realise a net gain of RM80.83 million from this recent proposed land transaction.

SP Setia is in the preliminary stage of listing some of its investment properties, and has identified a diverse list of potential assets in various sub-sectors such as Setia City Mall (retail), KL Eco City (office), and Tenby Setia Eco Park (Education). We think this would be a positive as it would lighten its balance sheet further.

Back in 2011 PNB extended took over S P Setia Bhd at RM3.90 per share.

A simplistic approach based on last Q's result would be 8 cts x 4 = 32 cts x PE of 12 = 3.84.
A TP of RM 3.80, I recon is a conservative TP.
On a more upbeat approach would be - factoring in fantastic profits from various parcels lands sold to Multinationals to build DCs - a TP of RM 4.50 is reasonable.
Above all, this company is generous when it comes to sharing profits ( vis dividends) unlike other Property companies.
Just my 2 cents ya.

At 37.5 sen per share, Zantat is valued at about 12.5 times its price-earnings ratio, based on a net profit of RM6.77 million and basic earnings per share of three sen for the financial year ended Dec 31, 2023 (FY2023).
Its market capitalisation stands at RM105 million, based on a share capital of 280 million.

Crescendo declares special dividend as earnings surge to seven-year high
(March 27): Property developer Crescendo Corporation Bhd on Wednesday declared a special dividend as earnings surged to a seven-year high on the back of rising home sales and high margin industrial land disposal.
The company expects to “perform well” in FY2025 as the land sales in Nusa Cemerlang Industrial Park will gross RM545 million and allow the company to book an estimated gain after tax of about RM310 million upon their completion in FY2025.
Within the next one year, the company plans to launch 167 units of mid- to high-end market landed residences at Bandar Cemerlang and 57 units of shop-offices at Desa Cemerlang with a total gross development value (GDV) of RM237 million, it noted.
Further, Crescendo will begin the main infrastructure work of the industrial park at Bandar Cemerlang in FY2025 “as we plan to launch the first phase for sales within the next three years,” Crescendo.
Crescendo also plans to launch 1,200 units of serviced apartments near Bukit Chagar with a total GDV of about RM1 billion in the second half of FY2025.
The company turned around in the final quarter of FY2024 with net profit of RM21.61 million from a net loss of RM3.64 million in the same period a year earlier.
Revenue for the quarter tripled year-on-year to RM120.11 million from RM39.27 million.
In Nov 2023, the company signed two separate agreements to sell freehold vacant land for a total of RM117.02 million. Crescendo completed another deal to sell land for RM315.17 million in the same month.

The research business views the proposed REIT as a way for SPSB to reduce debt and realise the value in its investment properties, enabling the company to keep a share in these assets and collect dividend earnings. The REIT might also help with future additions of SPSB’s mature assets, allowing for the recycling of funds.
