With ZTE’s industry-leading technology solutions in 4G, CSL successfully conducted a HD VoLTE call hand-off to 3G with eSRVCC based pre-commercial network. HD voice will keep service continuity before and after hand-off. All network equipment used in this demonstration was provided by ZTE. This HD VoLTE call with end-to-end QoS assurance provide highly reliable user experience and help operators differentiate their services from OTT competitors.

The Adaptive Multi Rate Wideband(AMR-WB) speech codec was supported in the HD VoLTE call demonstration. This HD voice speech codec provides improved speech quality due to a wider speech bandwidth from 50 to 7,000Hz and ensures no significant impact on radio-frequency capacity due to the efficiency of codec suitable. HD voice technology will significant promote the development of high quality voice service, such as speech recognition, speech-to-text and HD conferencing.

“VoLTE provides an improvement in spectral efficiency and is needed to increase network capacity and allow to re-farm the 3G spectrum in the future,” said Christian Daigneault, CSL Chief Technology Officer. “This HD VoLTE call using eSRVCC will shorten call set-up time, assure good handover to 3G where required and creates a better user experience for our customers. SHAH ALAM (April 16): The Selangor government says it did not err on caretaker government principles over the land deal between a private property developer and a state owned company announced yesterday.

Caretaker Menteri Besar Tan Sri Abdul Khalid Ibrahim said the deal between Dijaya Corporation Bhd and Permodalan Negeri Selangor Bhd (PNSB) is yet to be set in stone.

"The deal has not been signed yet. Dijaya has to accept the terms of the deal which it has yet to do so," said Khalid, who is chairman of the wholly-owned state subsidiary.

Khalid was speaking to fz.com after a press conference on the Selangor Pakatan Rakyat manifesto for GE13.

Asked about the developer's announcement yesterday, Khalid said: "I think they had acted upon a letter from PNSB which only outlines the terms of the agreement."
Khalid said as a public listed company, Dijaya can make the announcement of the land deal based on insider information.

He also said the final discussion regarding the deal took place last month, suggesting that talks on the transaction had been initiated prior to that.

The Selangor state assembly was dissolved on April 4, a day after the federal Parliament's dissolution, to pave the way for elections which will be held on May 5.

The principles of a caretaker government, among others, prohibit the state or federal government from etching any long term contracts that would bind the incoming government after elections.

Dijaya, in its announcement yesterday, said the company had entered into an agreement to acquire 1,172 acres of land in Canal City, Selangor from PNSB.

It said the parcel of land is priced at RM1.3 billion and Dijaya will be settling the bill via deferred payments spanning a period of up to 20 years.

The price tag comprises land purchase of RM587 million, interest cost, share of gross development value and profit entitlement from the development of the land.

The land will be used to house an integrated self-contained township development in the Kota Kemuning and the South Klang corridor, which is serviced by four major highways namely Lebuhraya Shah Alam (Kesas), Lebuhraya Kemuning Shah Alam (LKSA), South Klang Valley Expressway and Expressway Lingkaran Tengah (Elite).

In addition, the accessibility to our proposed township will be further enhanced with the completion of the West Coast Expressway, the statement read.

Dijaya Group managing director Datuk Dickson Tan was quoted as saying that the area's accessibility was expected to boost its capital appreciation.

"This project can potentially generate a GDV of up to RM20.0 billion when fully completed over its 15-20 year targeted development timeframe. This acquisition will serve to further strengthen Dijaya's presence in the three key growth regions of Malaysia namely the southern region of Johor, the central region of Greater KL, as well as in the northern state of Penang," he said.

The integrated self-contained township will comprise landed houses, condominiums, serviced apartments, shop offices, corporate office towers, shopping malls, private hospitals and international schools.

It will also sport generous central linear parks and lakes, continuous vehicular free bike trails and jogging paths, children's playgrounds, community clubhouses, sports centres, schools, kindergartens and many other public amenities to promote healthy living among patrons.

by the the way i went to damansara perdana-the rafflesia project on 14 april 2013/sunday...it has reached 5 phases...the saleswoman in the office showed me and 4 other families at their showhouse...the 'standard' minimum price is RM2.5m and the highest standard price was 3.4m, and the maximum added with lands is more than 7 million... the next will be houses beside a naturally lakeview at the edge of a hill ,at min RM3.6m and the next after it around 4m. -all the price is minimum-for bumiputras
So the salesperson was asking me ...which one? the 2.5m? or 3m? or 3.5m?or 4m ...LOL...if u ask me to buy a house at RM500,000 i'd be crazy...kahkah..so what did i told her...: " Urr i'm waiting for post-GE"...

MK Land's fall from grace was due to years of earnings disappointments and bad press from poor workmanships, LAD issues and frequent change of management. In the heydays, MK Land's market capitalization was higher than RM4bn before it collapsed to current sub-RM400m level. However, MK Land, in our view deserves to be back on investors' radar again with its huge landbank in Damansara Perdana, earnings improvements, and stronger balance sheet post the 3-year turnaround stage announced in 2008.
MK Land's main landbank include 170 acres of undeveloped net land in Damansara Perdana and 55acres in Setiawangsa, Kuala Lumpur. On our estimates, these plots of land alone should be worth at least RM1.6bn as compared to its market cap of RM360m.
Main launches target for CY2012 are new phases of its maiden landed properties, Semi-Ds in Rafflesia, which has a total 454 units or combined GDV of RM1bn (ASP RM600psf, 160 units sold so far), 2 remaining condominium blocks in Metropolitan Sq with RM200m GDV (ASP RM500psf, 444 units) and clearing the remaining inventories in Armanee Terrrace (ASP RM385psf,100units). Unbilled sales are c.RM500m.
We value MK Land at RM0.80, c.50% of its RNAV estimate of RM1.56. The stock is currently trading at a steep discount even to its book value (c.61%), suggesting investors are still skeptical. We believe MK Land, the largest landowner near TTDI-LDP interchange could see its land prices increase further with the completion of more commercial projects, especially by the Empire Mammoth Group which has spent more than RM600m on land acquisition alone in Damansara Perdana.

Group CEO Lau Shu Chuan said the project, with a gross development value (GDV) of more than RM3 billion, is targeted to take off after the company's current financial year.

"We are now in the midst of getting relevant approvals from the authorities in India," he said after the company's annual general meeting here today.

Lau said the 74ha project would take between eight and 10 years to complete.

He also said that demand for residential properties in India had been picking up and prices were also increasing, adding the project has an advantage as it is only a few kilometers from the airport.

The project will be carried out by MK Embassy Land Sdn Bhd, a joint venture between MK Land (47.5 per cent), Embassy Group subsidiary Star Dreams Pte Ltd (47.5 per cent) and Emkay Group subsidiary MKN Embassy Development Sdn Bhd (5 per cent).

Emkay Group is the private vehicle of Tan Sri Mustapha Kamal Abu Bakar, who is major shareholder of MK Land.

Lau sees better performance for the group for its current financial year with major contributions from the group's Damansara Perdana, Damansara Damai and Meru Perdana projects.

"The next two to three quarters are expected to remain stable. At this point of time, things are looking stable. We are seeing demand for properties," he said.

For its financial year ended June 30, 2011, MK Land posted a net profit of RM18.96 million compared to RM11.0 million recorded for the previous financial year.

For its first quarter, the company turned in a net profit of RM3.87 million compared to RM3.4 million for the previous corresponding period.

Lau also said that the company is cautious about the changes in the economic environment and had taken measures including planning for affordable as well as high-end homes.

"If the economy does turn, affordable homes are still in demand," he said.

Lau said the company's undeveloped land currently stood at 2,000ha located mostly in Damansara Perdana, Damansara Damai and Taiping, Perak.

He also said that the company had not looked at any merger and acquisition plan for the time being. - BERNAMA

“从这个时间点上看来,所有东西都相当稳定,我们也看到了房地产的需求。”

无论如何,他指出公司谨慎看待经济环境的变动,并已采取应对措施,包括计划推出可负担和高档住宅。

刘书铨透露,MK置地的地库有2000公顷,分布在雪州Damansara Perdana和Damansara Damai,以及霹雳太平。

虽然该公司曾在今年初传出有意与其他发展商合并,但刘书铨今日却强调:“截至目前,公司并没有寻求任何的并购计划。”

some of our friends like imf and lewis felt frustrated (may be imf also bought, but lose some money) ,because because mkland for this couple of weeks only moved around 32 cents to 34 cents ...u could not profit much, unless u buy and sell hundred of lots...if u see the pattern ,the big guys are doing this by not letting mkland to move up. Why ? for some profit and collecting ..u see the volume is very high for this 2 weeks...so where has all the shares gone...some/several guys are really collecting. u can see in this i3invest forum the recent prices and the volume...check it out...most are not sold back, i would say 90% shares bought is still not sold. if anyone who is kind enough can calculate this for me.

imf-hau...u misguided everyone...yes emkay group is selling house in cyberjaya...yes emkay group is owned by datuk mk. i don't know if mkland has anything to do with emkay group. if not that's not a problem at all , because datuk mk representing mkland has mentioned in 2012 that mkland land wanted to sell 3000 houses...in cyberjaya.

don't confuse everyone so that u could buy cheaper...it's already cheap..., some 6 acres in PJ can catch price of RM130m to RM250m..., with debt of only RM150m... 2 parcels of 6 acre lands will make mkland debt free...

and with high potential to surpass any other big property counter...,
in time of housing bubble ...mkland will be strongly cushioned with its prudent approaches...they're not aggresive as mahsing/spsetia because they have taste bad experiences when they try to expand exaggeratedly without risks thought ,like in 2008 and before...fortunately now the debt to equity ratio is only 0.0496..not even 0.1, the nta is more RM2 , if u calculate all the lands that have been sold lately...the land price has increased by 6.5 times as u can see in the drbhicom sales in KL or in tebrau...but land in KL/Greater KL is limited so it should be 3 to 10 times more than in nusanjaya/tebrau...

then nta if revised carefully and accurately it could reach RM4 ...don't deny do calculate it, because i've calculated the value for several lands owned by mkland!!! tell me if after u calculate all the assets owned by mkland , minus its debt that it is less than RM4!! i dare u ...as a friend...not enemy...because we will get profit sama2. tq

can we say that mkland is more prudent now for what has happened to it in 2008? take a look of ijm land it is said to be cash rich RM640m, yet its debt is RM580m , and mahsing fr 2008 to 2013, its liabilities has multiple 4.65 (around that...lupa sikit). If there is housing bubble , wouldn't the big debt company will fall harder just like L&G in 1998. wouldn't u say mkland is more prudent and very strategic now?
