I do agree I have overlooked at the Ogive Graph of construction of Atwater, Berkeley Uptown, Atrium and Sinaran, all were at the tail end of development just prior to VP. Lesser work done other than finishing touch-up. How to send progress billings to the purchasers?

Atera Phase 1 is full swing, surely can send more progress billings to the purchasers.

New high value developments (Ashwood and Atera Ph2) will propel Paramount to greater height.

Paramount is launching Atera Phase 2 in 3 blocks consisting 876 units of condominium in June. Gross Development Value is rm 915 million. Completion date within 1 year after VP of Atera Phase 1 condo.

It is like Sky condominium by IOIP in Bandar Puchong Jaya lauched over 2 phases, phase 1 (3 blocks), phase 2 (2 blocks). By the time phase 1 VP, phase 2 superstructure and landscaping already completed. There will be no disturbances and no noise pollution.

Paramount revenue and profit falls short for following reasons :

"Amongst the factors that had contributed to the lower revenue in 1Q 2024, compared to the sameperiod last year, were the lower work progress and sales. As for work progress in 1Q2024, the Group's sizeable projects such as Sinaran and Sinaran Avenue that are both located at Utropolis Batu Kawan in Penang, and also Phase 1 of Uptown Residences at Berkeley Uptown in Selangor, were at the final stages of completion resulting in comparatively lesser work completed this quarter.
On the other hand, the property segment sold properties with a gross development value (GDV) of RM101 million in the first quarter of 2024, 65% lower as compared to RM292 million in the same period last year.
The decline in sales was in line with fewer properties available for sale partly due to deferment in launches and delays in obtaining approvals from the authorities."

In addition to the above, CNY holidays also cut short working days and enforcement acted upon migrant workers did affect on the progress of work done. If you know Ogive Graph for construction works, you should note the faster construction work is done at the middle span with higher Progress Billing corresponding the the work done. Just have to note Unbilled Sales still stand at 1.2 billion, the faster you build, the faster is the conversion from Unbilled Sales to become revenue. Money not coming in this Quarter, but will come in next quarter. New projects in Ashwood (next to Atrium in Ampang Hilir) was launched in May, and Atera Phase 2 (3 more blocks of TOD next to Asia Jaya LRT Station) will definitely be great success to Paramount.

Crescendo disposed another 25.3 acres of NCIP to Microsoft for rm 132.5 million or 5.22 million per acre. Looking at the previous transaction, deal will complete by July (less than 4 months).

Suddenly all IBs gave buy call on SP Setia. I am more interested on industrial development at Setia Alaman (399 acres), next to Klang Sentral in the Klang Valley. Industrial land is now selling at rm 140 - 160 psf (or rm 6.5 million per acre). Also striking my mind is industrial development of 307 acres in Tanjung Kupang, beside 2nd Link Johor Baru. It should be sell at around rm 150 psf or rm 6.5 million per acre.

My Kampong Champion is now elevated to District Champion before promoted to State Champion very soon.

SP Setia waiting for payment amounts to rm 620 million from 2 land disposals within Q2 reporting period.
We expect price will continue to move upwards.

1. On 19 June 2023, the Company’s indirect wholly-owned subsidiary, Petaling Garden Sdn Bhd
entered into three (3) inter-conditional sale and purchase agreements (“SPAs”) with the following
three (3) wholly-owned subsidiaries of Mah Sing Group Berhad to dispose of approximately 500
acres of freehold land situated in Mukim Beranang, Daerah Ulu Langat, Selangor for a sale
consideration of RM392,040,000.00:

The conditions precedent of the SPAs were met on 21st March 2024, but the legal completion of the
SPAs is pending full settlement of the sale consideration. The estimated timeframe for the legal
completion is by the 2nd quarter of 2024.

2. On 23 November 2023, the Company announced that Bandar Setia Alam Sdn Bhd (“BSA”), its direct
wholly-owned subsidiary, entered into a conditional sale and purchase agreement (“SPA”) with KSL
Bestari Sdn Bhd (“KSL Bestari”) to dispose of approximately 17.99 acres of freehold land in Mukim
of Bukit Raja, District of Petaling, Selangor for a cash consideration of RM228,800,000.00.

The conditions precedent of the SPAs were met on 18th April 2024, but the legal completion of the
SPA is pending full settlement of the sale consideration.
