Outlook:
PCB maintains its FY24 sales target of RM1.4bn, supported by seven projects with an estimated gross development value of RM2.4bn, of which RM81mn was launched in 1Q24. The largest launch, The Ashwood (GDV: RM781mn), a luxury high-rise residential development in Kuala Lumpur's U-Thant enclave, was launched in May 2024. It received encouraging responses, with more than half of the available units already taken up. Together with the Ashwood launch, PCB expects to launch a total GDV of RM1.6bn by the first half of 2024, including Phase 2 of The Atera in Petaling Jaya and the final phase of Sejati Residences in Cyberjaya, which are scheduled for launch by June 2024.

Looking at the past history, next dividend payment will declare on 27 Sept. Very likely it will announce 30 sen dividend (5 sen interim + 25 special dividend). We noted Crescendo is very generous to shareholders and never fail to reward when it is making good money just like Paramount.

Q1 result Crescendo made 103 sen per share. Q2 result will be rm 250 million (83 sen per share) to rm 347 million (or 113 sen per share) if land sales to Digital Halo can complete by July. Not to forget still got 48 acres of industrial land in NCIP listed for sale.

Yes, every company can say it want to sell land to Databank operator. Any taker? Why Kedah? Why not Penang? There is one submarine landing station in Penang which is closer to the end users.

Just need to wait for Q1 result by end of this month. With the sky high profit, every amateur will start to rush in. Most likely another special dividend is coming. No point keep too much cash in excess of normal business requirement.

Every developer that sell land to Data Centre operator makes windfall profit except one. Why YTLP never announce how much it received from Nvidia for the land? What is the size of the land sold? Or is it Nvidia just selling equipment and services in so called collaboration without any capital outlay? Frankly speaking, I don't know.

KSL profit margin is very high because of low land price. Landed house land cost itself already take up 30% of GDV. If land cost for KSL is 10% of GDV, just from land itself already make 20% profit.

Ecoworld sold land in Kulai (Senai), not Pulai.
Pulai land is more valuable as it is nearer to Singapore.
YTLP land all in Kulai (formerly Kulai Young Estate), fetch much lower price then the Ecoworld land.
I don't see any DC operator choose YTL Green Data Centre other than YTLP itself (with SEA and Nvidia), other hyperscale DC mostly in Sedenak, NCIP, and scattered around Iskandar Region. Very crowded now, just like glove manufacturing during the Covid era.
