I bought into SAB not for its Riau oil palm plantation, but for its Thugamalay Estate. Substantial holding in Paramount further enhance its valuation as Paramount is set to fly when it announce its Q1 result end of the month.

What can you deduce from gold price movement for past 5 months? i.e. Oct 2023 to Jan 2024.
What can you expect Q3 result from Feb 24 to Apr 24?

3.5 sen dividend declared just waiting to announce entitlement date.

Q2 compared with Q1, revenue increased by 48%.
Q2 gold price is very much higher than Q1.
And for Q3 gold price surge much higher than Q2.
We expect revenue for Q3 will increase by about 50% as major festival (CNY, Hari Raya and Hindu wedding season) and profit will be around 10 to 15 sen per share.

Judging from Tomei Q1 result of 15 sen per share ending 31 Mac, we would expect Poh Kong Q3 result ending 30 April should be 15 - 20 sen a share. Bearing in mind April gold price is very much higher than March.

Tomorrow Poh Kong price should fly.

The Group plans to launch 1,200 units of serviced apartments which are located within the vicinity of the RTS terminal at Bukit Chagar with a total GDV of approximately RM1 billion in second half of FY2025.

Taking 30% gross pretax profit, that is rm 300 million. So cost of development inclusive of land is rm 700 million. Land cost is about 10% of capital outlay is very very low. Normally for high rise, it should be 15 to 20% of the development cost.

Construction cost is between 50% to 60% of development cost, i.e. 350 million to 420 million. Since KimLun has the expertise to build high rise, and it has worked well with Crescendo before, there is good chance KimLun can get get this job by end of June.

Crescendo disposed another 25.3 acres of NCIP to Microsoft for rm 132.5 million or 5.22 million per acre. Looking at the previous transaction, deal will complete by July (less than 4 months).

Crescendo is looking for buyer for its 75 acres of industrial land at NCIP. Looking at the latest transaction @ rm 138 psf at SILC, NCIP land should sell at rm 150 psf, or rm 6.5 million per acre. (something like DongQuan to Shenzhen). So this 75 acres worth rm 488 million!

Paramount exposure to EWI investment in effect amounts to only 70 million, after taking into consideration 100 million it will receive via capital reduction amounted to 500 million.

To hold a strategic stake with mere 70 million is worth the risk. More so after receiving the special payout, Paramount has 517 million EWI shares to play the market. Only Liew Kee Sin cannot afford to lose control of the company, so leave it to Paramount to operate as it so wish. Again maximum risk is limited to 70 million.

Believe Paramount share price will react positively on Monday.

Since there was no Final Dividend declared, Interim Dividend to compensate for that, 6 sen dividend is likely to declare in August.

TSH at 1.13, I prefer to switch to Paramount. Not to get me wrong, share price is low or high is relative and timing is essential. I have TSH share at below 1 ringgit, I also have Paramount around that price and much lower. I have 10 times more Paramount shares than TSH.

You may want to study the probability of Paramount to outrun TSH by 50% in next few months.

Singapore govt never encourage people to gamble, but LSL chose to issue to 2 licenses for hyperscale gambling den. What it need to do is to charge $100 per entry for its citizen and PR. Singapore govt is reaping fruits from the very first day when it called for tender to the end of the world. From FDI, to tourist arrival, to employment, to revenue for govt and casino operators, to maintenance and regular upgrading of gaming facilities, all are contributing to prosperity of the city state. There was no political consideration but economy must be the first priority.

For Malaysia, politicking is is bread and butter for the survival of the govt of the day. Who want to sacrifice for economy at the expense of his political future?

It should come naturally as KTM terminates at JB Sentral. Two types of train services required, one is ragular intercity train service, another is commuter train services (kind of MRT with maximum standing capacity).

Kempas Baru train station is the nearest. Setia Tropika (under SP Setia) is the primary beneficiary as it is just next to the new train station. Still have some land to put up TOD properties.
