FOR NOW IT OWNS PRIME LANDS WHICH NEED LANDSCAPE AND TOO VALUABLE TO BUILD LOW COST HOUSES OR SINGLE STOREY HOUSES

Wow, so cheap. In my neighbourhood a single storey detached house is selling at RM780,000.

I think if they can solve the bridge congestion for real, then maybe that's an option.

if you go forrest city ,beach facilities all closed ,all shops closed excepts duty free one,.....but if u enjoy drinking cheap and don't mind mingling with mangala,nepals ,indons etc n some locals,bring your home cooked food there too

上个月,我叙说了关于一群“零头期购屋”的受害者的故事。
这个月,要分享一个关于“压缩贷款”(Compressed Loan)的课题。

过去12个月内,许多受害者来向我求助,想要避免自己陷入财困或者面临破产。

在帮助他们的过程中,我跟这些受害者了解后,发现了大马许多不择手段的产业大师和房屋发展商的发展伎俩,以及他们的操作手法。

在2012到2018年期间,这些产业大师和发展商瞄准了年龄介于35至40岁的大马人。许多人出席了大马产业大师的讲座会后,得到事前安排好的房屋贷款,最终买了5到7间产业。

但是,这些大马人的月入仅介于6000至8000令吉,他们是如何通过国家银行的入中央信贷情报咨询系统(CCRIS)名单,并获得总值介于300万令吉到420万令吉的房贷?

他们每月必须支付1万5000令吉和2万1000令吉的房贷,一共买了5到7间屋子。

这些不择手段的产业大师的“秘密武器”,就是“压缩贷款”的技巧,和银行合作同时批准房贷给产业投资者。

当一个产业投资者决定要向发展商一次过购买6个产业,相关的产业大师,就会让他参加这个“压缩贷款”的计划。

这些产业大师会和发展商合作,先决定要购买的产业净销售价格。

“现金回酬支撑15个月”

然后,和发展商联手调高产业售价,好让产业投资者可以取得等于提高后售价的90%房屋贷款,并足以偿还以下的付款:

一)发展商原本的产业净销售价

二)产业投资者的10%头期豁免

三)投资者从发展商获得的“现金回酬”足够支付15个月的每月供款,直到产业增值了,比银行贷款更高,就可以转手套现。

“银行”将愿意为投资者提供占了调高后售价90%的贷款,而且不会有任何问题。

同时,也会安排好一切。比如全部的银行,都在2019年8月1日(星期四),下午3点,一起进入国家银行的CRISS系统检查,以获得相关讯息。

然后,银行就会发放全部的贷款给发展商。

发展商拿到贷款后,就会:

一)先支付产业全部原本的净销售价。

二)然后给回投资者“现金回扣”,该笔回扣将足以支付15个月的供期,直到产业投资者可以卖掉。

至于产业投资者,当一个投资者向发展商买了6个单位,并获得了“现金回酬”,大概就会获得100万到120万令吉的现金。

就这样,一开始,产业投资者会觉得自己很富有。

但是,当他们把100万到120万令吉的现金回扣都花光后,产业投资者就会忽然清醒,并发现自己每月都要支付1万5000至2万1000令吉的供款给银行。

如果6个产业中,大部分都无法出租和丢空,单单以8000令吉的月薪,这个产业投资者根本无法支付他的房屋贷款。

不过,这个产业投资者发现自己不是唯一面对庞大巨债的人,而且银行实际上也不友好。

以上的经历是真实的。在大马,有数千人掉入了这些不择手段的产业大师和发展商的圈套。

所以,我建议潜在的产业投资者,别像这个文章中的受害者一样。别掉进产业大师和发展商的零头期加现金回扣的陷阱。

The lands in Bandar Sri Alam are valuable

Lienhoe is another asset play with lands, hotel & etc

I like Mp Corp more because it is now 100% pure freehold land banking
