Dear Friends At Mulpha International,

MULPHA was a high flying Share Before The Asian Financial Crisis which I bought & sold around RM4.50. At 43.5 cts MULPHA Has Fallen Over 90% From Its Peak!

I lived in Jurong West, Singapore. At the behest of MUDAJAYA Bosses from PJ I visited LEISURE FARM in year 1997. At that time the PLUS HIGHWAY Has Not Reached Here yet. It Was a Very Long And Winding Road From Old Gelang Patah Road To Mulpha's Leisure Farm then.

MULPHA had 1 Acre Plot Land For sale. Around year 2000 The PLUS HIGHWAY WAS BUILT ALL THE WAY FROM PADANG BESAR (THAI BORDER IN THE NORTH MOST) TO THE FURTHEST SOUTH AT TANJONG KUPANG = CONNECTING WITH THE 2ND LINK BRDGE TO SINGAPORE AT TUAS.

But The Plus Highway CUT ACROSS MULPHA LEISURE FARM. There Was A Big Problem For Mulpha - Land Divided By The Highway BUT WITHOUT PROPER ACCESS.

In Year 2003 I Visited LEDANG HEIGHT BUNGALOW PLOTS. There was Excellent Access to LEDANG HEIGHTS. Mulpha is just Next Door or Just Over The Fence Barrier.

I spoke to PROLINK Bosses (Under Renong before UEM took over) whether they might allow access road from Ledang Height To Mulpha. They turned down my suggestion. So Ledang Height and then EAST LEDANG Prospered (By The Way The LEGOLAND Boss Siefrieg lives in EAST LEDANG. And For 11 More Years Mulpha LEISURE FARM is Visible BUT NOT ACCESSIBLE.

It will Take 5 minutes from Gelang Patah Town along a 2 lanes road to Mulpha Leisure Farm. And at night it could be dangerous. The other access road is by PTP exit - which is even further.

So MULPHA lags behind Ledang Heights by a Big Margin due to The PROBLEM OF ACCESSIBILITY.

Not Anymore. UEMS has teamed up with MULPHA to build a Connecting Link To The PLUS HIGHWAY. And the 2 lane roads will be Upgraded to a 4 Lane Modern Highway.

This Will PROPEL THE VALUE OF MULPHA's 1000 ACRES PRIME of the PRIME LANDS INTO THE STRATOSPHERE!!!

When we visited Japan some years ago we sat on the Bullet Train in Koyto. The speed is above 300km per hour - however the ride is very quiet and stable - far better than any Perodua or Proton.

AND NOW THE FINAL REVELATION. How To Get The Land Value of Leisure Farm Land Prices? Actually very simple. In Maths there is NO GUESS WORK. There is ABSOLUTE CERTAINTY.

Take number 9 for example. Anything multiply by the number 9. The sum total in single digit MUST BE ALWAYS number 9.

9 x 9 = 81 = 8 + 1 = 9

9 x 235 = 2,115 = 2+1+1+5 = 9

9 x 13567 = 122,103 = 1+2+2+1+0+3 = 9

9 x 32456456 = 2,920,108,104 = 2+9+2+0+1+0+8+1+0+4 = 27 = 2+7 = 9

So the result 9 will still be the same if 9 is multiplied by trillions or zillions. THE SUM TOTAL WILL ALWAYS RESULT IN 9.

In The Annual Report of MULPHA INTERNATIONAL Mulpha has 1,062 acres of Lands bought in year 1991 for RM389 Millions.

430 hectares convert to acres is 430 x 2.471 = 1,062 Acres.

1 Acre is 43,560 sq ft

So 1,062 acres x 43560 = 46,269,720 sq ft

Now Divide RM389,000,000 by 46,269,720 sq ft = RM8.40 persq ft

YES! MULPHA LEISURE FARM FREEHOLD SUPER PRIME LANDS ARE VALUED AT ONLY

If they are revalued at current prices the Balance Sheet Should Balloon Manifold & The Investment Will Go GaGa Over MULPHA SHARES PRICES Just Like CHHB, Brem & the Latest Daiman.

Now since No Research House or Star or Nan Yang Siang Pau come out with A Current Value For MULPHA's Rock Bottom Priced Assets let me give you its Intrinsic Value.

The Lands in Singapore is priced at S$1,000 psf (About RM2,600 psf). Next Door on the East is AVIRA WELLNESS RESORT. Currently more than 70% Sold at RM580 psf.

And also Next Door (North on Leisure Farm) is LEDANG HEIGHTS BUNGALOW PLOTS priced at RM180 to RM200. Currently Ledand Heights has an edge over Leisure Farm because of better accessibility. But Not For Long. When Access Road Is Ready The Equation Will Turn in Favour of LEISURE FARM.

So let's take MULPHA Management own estimated value of RM200 psf.

YES! LEISURE FARM LANDS ARE WORTH A WHOPPING RM9.25 BILLIONS!

Now Divide 9,253,000,000 by 2,273,000,000 Outstanding Shares = RM4.07

Yes! You Get RM4.07 NTA For Mulpha.

At 43 cts Mulpha is selling at a Huge Discount of Almost 90% To NTA!!

And What Is Mulpha's Intrinsic Value?

Multiply RM4.07 by a Discount of 70% (Since Land & Real Estate Is Illiquid.)

4.07 x .3 = RM1.22

YES MULPHA HAS AN INTRINSIC VALUE OF RM1.22

So at 43 Cts Mr. Market Has Overlooked Mulpha's Intrinsic Value. Mr. Market has discovered SBC Corp,
Keck Seng, Perak Corp (Almost fully valued by now.), BREM, CHHB, TEBRAU TEGUH, DAIMAN & Others.

Latest Updates About Mulpha International

I posted on Regain Choco Ship about Mulpha as a Value Buy on 15th May 2014 at 43.5 cts together with ASB at 14.5 cts. Since then ASB has shot up to over 18.5 cts within 6 days or a gain of 27.5% within 6 days.

But until this morning Mulpha share price remain lack luster at 43 cts. So I told one Lady Banker to buy some Mulpha at 43 cts. In the afternoon she took 50 lots at 43 cts. Then her Remisier asked, "Any kang tow buying Mulpha? When will it move?"

The answer was in the affirmative. Why? What is the reason?

The answer is simple. According Ms Yogest from Mulpha Leisure Farm - The Connecting Interchange Just Beside Mulpha & PLUS Highway will be ready by year end.

Why so fast?

Because It Is A Joint Venture with UEMS & Mulpha. UEMS? Ha! What a fitting name for Mulpha.

UEMS Stands for "United Engineers Malaysia Sunrise"

YES! ENGINEERS ARE UNITED TO BUILD THE CONNECTING INTERCHANGE!

Yes Calvin you are right on Mulpha's 1000+ acres of land bank in Leisure Farm. It's a gold mine!

In addition, Mulpha has investments in the following PLCs :
1. AOG (AVEO Group Australia -26.2% with market value of A$300milion (RM900Mil);
2. Mudajaya - 20% with market value of RM290Mil and
3. Mulpha Land - 71% with market value of RM72Mil
Totalling approx. RM1.262 Bil (or 59 sen per share).

On top of that, Mulpha owns many unlisted assets under Mulpha Australia such as Sydney Intercontinental Hotel; Sanctuary Cove and Hayman Island JV Sol Kerzner "One and Only Hotel".
In fact, half of Mulpha's investments are in property assets in Australia.

And finally, Mulpha had accumulated 9.5% (222Mil) treasury shares buyback from the market.
You only need to check what happened to Mulpha share price the last time this happened.

I imagine myself now back in time when Perak Corp was selling for only 60 cents and SBC Corp was 50 cts. Better still when Tebrau Teguh was 10 cts & Focal Aims was only 11 cents in year 2009.

@ stocker: Faced with tough operating conditions in Australia, the Group generated revenue of RM540.28 million and pre-tax loss of RM501.98 million in 2012, significantly lower than the RM637.04 million revenue and pre-tax profit of RM171.65 million generated in 2011. The lower revenue reflected persistent challenging conditions in Australia, whilst the pretax loss in 2012 was primarily due to provisions for fair value adjustments which are unrealised and non-cash in nature, including an impairment of RM116.64 million provided for the Group’s resort & development properties in Queensland and an equity share of losses of RM327.14 million in the Group’s associate company, FKP Property Group. Mulpha might be different from ASB but still an asset play until development in LFC bear fruit! Still the management must declare dividend to the shareholders as the tangible reward,otherwise it will get stuck at the 40 sen levels for years to come!

The Board of Directors of Mulpha International Bhd ("the Company") wishes to announce that the Company intends to seek its shareholders' approval for the proposed renewal of authority for the purchase by the Company of its own shares at the forthcoming Annual General Meeting of the Company.
