BALI (Indonesia) : Tun Dr Mahathir Mohamad has lamented ASEAN for not fully tapping its potential as an economic powerhouse, despite having abundant resources and a consumer market of nearly 700 million people.

“This archipelago is full of rich resources, not just oil but there are also a lot of minerals. We are not exploiting them and if you dig out the minerals, you can use the minerals to manufacture and add value,” said the Prime Minister, who is back in the ASEAN scene after becoming the country’s premier for the second time.

ASEAN now has a population of almost 700 million people who are getting richer, but the strange thing is that like Malaysians they are a consumer group, he said.

“They just buy and consume things from the outside, whereas with the kind of population, ASEAN can be a big manufacturing centre like China.

“China before was very poor, the people were very poor but because the population is very big the local consumption supports the local industry. So, ASEAN can become a very big grouping and become very much richer,” he told Bernama and RTM at the end of the inaugural ASEAN Leaders Gathering on Thursday.

The meeting was held on the sidelines of the 2018 Annual Meetings of the International Monetary Fund (IMF) and World Bank themed “Achieving Sustainable Development Goals (SDG) and Overcoming the Development Gap Through Regional and Global Collaborative Actions.”

On if there is any particular industry Malaysia can attract, Mahathir said: “We can see a lot of motorcycles here. Far more than in Malaysia. But not a single one of those motorcycles are made in ASEAN or Indonesia.”

Despite a big domestic market that it can use to promote its own products, ASEAN is not exploiting it, he noted.

“They buy everything from outside, motorcars, motorcycles. All bought from outside. Everything they can make here, if you don’t have the technology you can import the technology. You can get foreign investors but we don’t go in that direction,” he said.

Asked if he was disappointed with ASEAN, he said: “I am not disappointed but 15 years I have been away, but they still don’t integrate well.”

Mahathir said the 10-member grouping should get rid of suspicious feelings to enable the group to adhere to the principle of prosper thy neighbour.

“There is some lingering feeling that we can’t trust each other. Yet you know with this market we can be a very big power in fact, but every country has its own laws and policies.”

He believes that if the laws and policies, especially those related to investment, can be standardised, ASEAN can make faster progress.

“Every country has got a different investment law, we should have a common one, (perhaps) not exactly the same, so that it is easier to invest in each other’s country. At the moment it is not easy,” he said.

Touching on sustainable development, Mahathir said Malaysia has actually achieved a lot of the goals outlined under the United Nation’s Sustainable Development Goals (SDG).

Among the 17 SDGs are no poverty, zero hunger, clean water, quality education, gender equality, decent work and economic growth, sustainable cities and climate action that are to be achieved by 2030.

“And I think if people are conversant with the subject there is a lot we can contribute because we have achieved a lot of those goals already and I think if we work together with others, we can benefit from their experience and they can benefit from our experience,” he said.

At the same time, Mahathir, who is well known for being an outspoken leader, said the developed nations are not being fair to the developing countries.

“The western developed countries are telling us, sustainable, sustainable, which means that you can’t do this, you can’t do that. Because this is wrong, this destroys your forest, animals and habitats and all that.

“However, when they were developing, they never had these problems, they never talked about sustainable development or anything like that.

“They cut all their trees. Remember Robin Hood and Sherwood Forest? There is no Sherwood Forest now. So, now they are telling us that we must absorb carbon dioxide that they produce. It is not fair,” he quipped.

Gamuda Land’s upcoming Gamuda Cove in the southern part of the Klang Valley is poised to become a lush, strategic development. The property arm of Gamuda Bhd, known for its pioneering townships such as Kota Kemuning, promises to deliver and maintain its exacting standards at the new township.

The sprawling, 1,500-acre Gamuda Cove is flanked by the lush Kuala Langat Forest Reserve and Paya Indah Wetlands.

“Part of our DNA at Gamuda Land is to cultivate projects that are green and filled with biodiversity while maintaining strong commercial values. With Gamuda Cove, we believe there will be plenty of opportunities,” says project director Aw Sei Cheh.

The developer plans to capitalise on the shifting demands in the Klang Valley. “There is demand for properties located in the southern part of the Klang Valley where Gamuda Cove is located. We believe potential buyers and investors are shifting from the saturated northern part to the southern part of Klang Valley,” he opines.

Sitting on a 1,500-acre tract, Gamuda Cove has a gross development value of RM20 billion and will be developed over the next 20 years. About 474 acres, or 31% of the land, have been set aside for the residential component, comprising terraced, semi-detached and cluster homes, as well as bungalows, lakeside residences, serviced apartments and affordable homes.

The commercial component and serviced apartments will take up 372 acres, or 25%, of the land. This area will be divided into five districts — central business district (CBD); leisure and entertainment; art, culture and tourism; knowledge and information corridor; and a wellness oasis.

The first residential launch in Gamuda Cove, targeted for November, will be Palma Sands, which will comprise double-storey terraced home and will span 47 acres. Palma Sands, with an estimated GDV of RM455 million, comprises 490 link homes, with built-ups of 1,824 to 2,620 sq ft and offering four layouts. Prices start at RM680,000. “The spaces will be nature-inspired and suitable for multi-generational families,” Aw says.

“We are targeting a mix of owner-occupiers and investors for the township, mostly young couples, young families and professionals.”

The response has been overwhelming, he says. “So far, we have got over 10,000 people who have registered for this project. “We are confident Gamuda Cove will perform well based on the response and the demand for developments in this location.”



The nucleus of southern Klang Valley

Gamuda Cove is among major urban hubs in the southern Klang Valley including Kota Kemuning, Cyberjaya, Dengkil and Banting. “One of Gamuda Cove’s unique selling points is its strategic location. We intend to complement the mature, surrouding townships in southern Klang Valley,” says Aw.

“Gamuda Cove is located within the vicinity of Klang Valley. Our catchment will be from the surrounding townships, and those who work in the area.”

Connectivity is an important aspect, he notes. “There will be a dedicated interchange linking the North-South Expressway Central Link (ELITE) Highway to Gamuda Cove, which is expected to be completed by mid-2019.”

Gamuda Cove is accessibile via ELITE Highway, Putrajaya-Cyberjaya Expressway, South Klang Valley Expressway (SKVE), Maju Expressway (MEX), North South Expressway (PLUS), Lebuhraya Shah Alam (KESAS) and the upcoming West Coast Expressway (WCE). Future flyovers or direct linkages from Putrajaya, Cyberjaya and Dengkil will also be constructed to enhance the township’s connectivity.

It is near Putrajaya, Cyberjaya, KLIA and klia2, KLIA Aeropolis, Mitsui Outlet Park, Wetlands Park Putrajaya, Sepang F1 International Circuit and IOI City Resort and Mall. Education centres close by include Xiamen University in Sepang, SJK (C) Tun Ong Yoke Lim, Lim Kok Wing University, ECL International School and Multimedia University in Cyberjaya. There will be an education zone within the township as well.

One of the key attractions of Gamuda Cove will be its 60-acre Central Park, which will feature three lakes, a 5km jogging and cycling path, exercise apparatus, children’s playground, and a weaver bridge, to name a few.

“When we first acquired this piece of land, we thought of how the master plan could blend in with the existing environment. We went to the ground to understand how the ecosystem works and catalogued the flora and fauna. This is how we decided to create lakes and so on to ensure the liveability and sustainability of Gamuda Cove,” says Aw.

Apart from the 60-acre Central Park, there will also be a 50-acre Discovery Park, which will offer unique experiences with three recreational zones — an adventure park, a sports park and a hangout village, Aw reveals.

“Once we start our operations in 2019, we are confident that Gamuda Cove Discovery Park will be a key destination for local and international visitors.”

IBS the way forward for nation building :)

KUALA LUMPUR: IN any developing nation, one of the key mandates of the government is to ensure an efficient supply of affordable homes for its people. It is no different in Malaysia, where affordable housing has always been a key agenda to ensure the prosperity and upward mobility of Malaysians.

However, constraints exist in the form of supply and demand mismatch, affordability levels and the need to manage profit against meeting the needs of the rakyat. Hence, to ensure a continuous supply of homes, there is a need for a method of building that is efficient, productive and does not overburden the system.

In many developed countries, the Industrialised Building System (IBS) was seen as a solution to a sector that was traditionally plagued with issues of low safety standards and high physical labour. IBS also addressed issues of high wastage and low productivity.

Here in Malaysia, Gamuda Berhad, an established property and infrastructure player, was aware of the issues and looked towards adopting a version of IBS that would not only meet the country’s housing needs, but also be sustainable.

With this in mind, Gamuda pursued its vision to revolutionise the sector by having Malaysia‘s first fully automated digital IBS plant in Sepang that opened in July 2016.

According to Gamuda IBS general manager Tan Ek Khai, they have not looked back since.

With the first factory operating at full capacity to meet the needs of property arm Gamuda Land, a second factory costing RM350 million is being developed over a 26.7ha site in Banting, due for completion by year-end.

“Both Gamuda IBS factories will employ 500 workers who will be trained to work with the machines o produce 8,000 property units per year,” he said in an interview recently.

Tan said through IBS, an 850 sq ft residential unit could be produced in just an hour.

“It shortens the construction period from 36 to 24 months and will only require one-third of the labour force compared with the conventional method.

“It will effectively reduce dependency on foreign labour by 63%, besides creating a more skilled workforce.”

This would translate into actual upskilling of local talent, in line with the government’s aspirations for a more learned and empowered workforce.

PROVEN TRACK RECORD

According to Tan, the shorter construction duration with Gamuda IBS would translate into 12 months’ savings in loan interest payments.

“Those who are renting while waiting to move into their new homes can save up to 12 months’ rent,” he said.

He added that Gamuda IBS was well-positioned to meet the government’s aspirations to build one million affordable homes over the next 10 years.

“Both factories are able to meet 30 per cent of the affordable homes demand in Klang Valley.

“We are ready to build for housing developers who want to leverage on the high-tech capabilities of Gamuda IBS.”

He added that the technological advancements used at Gamuda IBS meant stringent quality standards were met as the entire production process was carried out was a controlled and closed environment with the capacity to produce floors, walls, columns and precast concrete according to clients’ specifications and requirements.

HIGH QUALITY HOMES

Gamuda, a name synonymous with several large-scale nation-building projects and master-planned property developments, has a proven track record as an innovative engineering and construction group that has constantly embraced innovation and technology to develop the nation.

Tan said Gamuda IBS further strengthened the group as a frontrunner at pioneering new solutions in the brick and mortar business and was primed to meet the affordable housing needs of the nation.

“Gamuda IBS has completed two affordable housing projects namely; Rumah Selangorku (RSKU) in Jade Hills, Kajang and in Kundang Estates, Rawang.”

He explained that the basic structure for the RSKU project in Jade Hills made up of 714 units across 3 blocks of up to 18-storey took just 12 months to complete in December last year, while the RSKU units in Kundang Estates, made up of 280 units in a 12-storey block, was completed within six months, in a Lego-like manner.

“The installation of panels is done at a rate of one floor per week,” Tan added.

Currently, Gamuda IBS is building — in its Sepang plant—864 units of affordable homes for PKNS in Cyber Valley.

According to Tan, the second factory in Banting will be able to produce a wider range of products, including bathroom pods which are fully fitted out with sanitary wares and aesthetic options such as glass fittings to suit client preferences.

Chill guys. During recession 2008 gamuda lowest is around 1.63. You have to pray to GOD for this opportunity again where it was at 2.XX price. After one year after the year of reccession, the price double and reached 3.33. So you think this small issue can stop Gamuda? Recession also cannot
