KHSB has 1196 acres of land in Pulau Indah for development. The land alone is worth RM1.0 Million per acre.

The land in Sungai Buluh is near the MRT station, this land also worth a lot of money. Using the land cost to revalue this stock, at 0.76 is dirt cheap. If this company is not owned by Selangor govt, the share price will fly. The land in Pulau Indah and Sungai Buluh are worth more than 0.76.

1. when do u think the price will be near 0.76 , say 0.745 may be?

no 2 is for loss the of today transaction, could u figure out for me/us , why do u think all the funds/investor, in the midst of contra buyer/sellers, don't snap the chance when it is now as low as 0.635, or do they think for the next day of trading for lower cost of buying?

and 3rd, last one , Do u think market is not confident of the deal or because of sentiment or what?

Would appreciate your comment on how you see market reaction when announcement of Parlaiment dissolved ( say Feb 22 ). From what I gathered, most Funds do not like uncertainty, so there will be a fall.
Voting rumoured to be on 30 th March.

As a player from 1978, I agree that contra play is very dangerous as market swings unexpectedly in the short period. To expect to make lots of money, say >30% per year, DY of >10% is too much, but yet at a recent T3B System forum, that is what young people wants!!

On that note, is it wise to sell off Non performing shares tho at a big loss now, and with that money concentrate on active shares which have fallen after dissolution of parlaiment, and make up for the loss. Eg-(Losers-- Rce capital, Fajar-WA,Malton, etc) . Active - Pres Bhd,Pantech, etc.

Can we base our buying selling on Feng Shui, as it says second half better? In 2008, mkt rebounded after 6-9 mths from election.

1.the deal is confusing
2. the deal is to bailout khsb
3. the intention of the deal is not clear and has no
purpose
4. the deal is a deal of buying KHSB from KPS, which is
already a subsidiary of KDEB, meaning no purpose also
5. the deal is political
6. the deal could be off when/if BN take back Selangor
after election
7. they also said the surge is temporary
8. they also said/advise who has the share to sell
9. they also said whoever one to make profit it is abit
hard
10. it will be above 0.70 but temporary
Sorry Mr Oii, they gave it boldly like that, check NST,... i know NST is a piece of shit, saying that...such as Permaju get more than RM1 billion logging right , this and that and so on...but they really want it to fail,

Below is the list of large piece of land in Selangor owned by KHSB :-

1,196 acres in Pulau Indah worth RM 1,196 Million @ 1 mil/acre
9.9 acres of land in Section 14 PJ worth 50 Million @ 5 mil/acre
4,975 acres of land in Berjuntai Bestari worth 498 million @ 100k/acre
285 acres of land in Bestari Jaya worth 570 million @ 2 mil/acres

Total value = 2,314 million
Total debt = 586 million
Paid up capital = 450 million

Net worth = 3.84 / share

Please note that KDEB is buying at 0.76 / share, is it a bailout ?

To me, it is dirt cheap for KDEB to buy at 0.76 per share.

I only count the large pieces of land, there are 57 pieces of land owned by KHSB in 2011 annual report.

The land in Bestari Jaya is near Sungai Buloh MRT station, hence I value at 2 million per acres.

Assume I am only 50% correct in valuing the land price of KHSB, the price per share should be 1.92 / share.

Maria Kamaruddin, please get your fact right. Is it a cheap sale or bailout ?

u are right Mr Oii, NST is cheapskate talking without any solid argument, what type analysts do NST refers to. So u told this is about credibility, u're right, i just hope i can share my opinion:

1. KDEB owns 60% of KPS, KHSB is >59% owned by KPS, and also wned by PKNS and other KDEB subs
2.NST cheapskate don't give fair analysis, not like an economic analyst just talking about losses for 4 years, hiding about the assets/lands
3. If really it is true that it's bailout or political, who cares, what is important is the deal...they never consider that? stupid NST
4. They ask people to sell, if the deal is done later, they will keep quiet... bloody, i hope some who knows can make reports against NST for many false news and analysis they'd reported
5. Your saying about the selangor gov to build reasonable/ cheaper for the rakyat, this is big prob for the selangor rakyat, not many can buy houses at RM300,000 or more, and i doubt many can even buy house at RM200,000. This is to build the image/ and truly for the rakyat because no one losing.
5. The biggest think as reported in The Star yesterday is the Menteri Besar Tan Sri Khalil himself...himself... who announced about the proposal. and everybody knows that he is not kaki putar while he's in politics or corporate, i'm not supporter of pkr pas dap bn mca nor mic, just a fact , as i recognized for what najib had done to prosper our economy. You guys really convinced me to hold till $0.75 , selangor MB is a respectable man ,he has the raykat welfare close to his heart, that's the reason why he wants to consolidate the water concessionaires to save the raykat from paying higher rate for water. Hats off MB.
