I already advised a few months ago that it will drift towards 10 sen. The dilution is severe and prospect is bleak for both Encore and property divisions.

Yong Tai : Property development contributions doubled YoY, with 1QFY20 pretax profit of RM6.7m underpinned by the Group’s various projects progressing steadily. The Apple serviced apartment is 79% complete, the most advanced amongst the lot. The Dawn and Amber Cove in Malacca are 17% while the U-Thant condominium is 11% complete. With operating conditions likely to remain challenging near-term, focus will be reducing its inventories, with launches likely to be held back indefinitely. Total unbilled sales as at September are RM382m. Separately, the Group is re-visiting the development plan of Terra Square and has started progressing it on its own. Status of the Group’s projects:

Yong Tai : Encore Melaka is slowly but surely finding its footing after a difficult first year in operations. Ticket sales have picked up, and this too even before the typically busier year-end holidays. We gather 1QFY20 sales is already about half of what was done for the whole of last year, though still some way short of its breakeven (~300,000) point. Pretax losses have narrowed YoY to RM6.7m owing to cost rationalization initiatives.
