Do you know what is Unbilled Future Progress billing? Who the heck told you unit sold already recognise in Revenue? don be skl here yea.. They will calculate their profit and loss after they hand over their units to their home buyers.
I know it is recognized based on percentage od completion.Thats why , Ebonylane 98%sold will be handling over next year, that will contribute to their future revenue/profit as well. Ebonylane is just their first precinct,their second precint Hazelton, EgroHomes will be part of their unbilled future revenue as well.
Going forward, Chang is planning “aggressive growth” for EcoWorld on the back of unbilled future progress billing of RM5.16 billion, which should provide earnings visibility over the next two to three years.

Look at UEMS, their revenue and profit is getting lower, their sales Target and their sales achieved are lower than Ecoworld

As Long As Sales still coming in, Debt is not a problem Fy18 debt 0.77 reduced to FY19 0.70 is actually a very good sign. Beside this, Ecoworld is still aggressively expanding their business, never stop to make money. And Ecoworld is 6years old Development company It is Pretty normal to see high debt but their sales proved they are great, they are growing
