马星集团（MAHSING，8583，主板产业股）总营运长王振榆指出，大马工业发展迅速，尤其成为外国企业选择投资微芯片等电子产业、高科技及石化产品的生产基地。

他今午在首届中国-东盟线上商贸洽谈会的“中国-东盟房地产投资专场”上致词时，这么说。《南洋商报》是此活动支持媒体。

他指马星集团在28年前上市，现为国内前3名房地产发展商，拥有50个覆盖国内热点地块的项目，凭借39%资产周转率取胜，同时以股息支付率至少40%，获得外国投资者的青睐及注入资金。

王振榆透露，除了开发住宅房产项目，该集团在工业项目的客户主要来自中国、美国和欧洲，许多世界500强的企业也已开始将生产基地转移至大马。

“大马政府推出亲商政策，经商成本也较低，人民会说华巫英三语，国家也栽培很多大学生，所以成为不少世界500强企业选择投资的国家。”

投资回报率4%至7%

他提到，大马房价相对较低，不像中国出现炒房情况，许多中国人也认为大马是宜居的国家。

在房地产领域有25年工作经验的王振榆认为，投资房产选择地点很重要，而大马的房地产投资回报率一般介于4%至7%。

他指冠病疫情导致人们对房屋的需求改变，发展商如今需收集资料和作调整。
