大马百万购屋门槛下月生效 新加坡投资者将三思

（新加坡1日讯）房地产投资专家指出，即将在5月1日生效的100万令吉外国人购屋门槛，料将迫使有意赚快钱的新加坡投资者三思，以及认真考虑是否将资金“停泊”在马来西亚久一些。

新加坡房地产网站“Property Guru”日前在新加坡举办一项马来西亚房地产投资论坛，主讲者包括Sky Bridge International代表艾德里安、REI集团总执行长丹尼尔、瑞士信贷集团代表依冯娜及主持人PropertyGuru驻马经理杰拉德。

Property Guru总执行长兼创办人史提夫说：“论坛所谈论的课题，包括外国人购屋门槛，投资回酬及马来西亚依斯干达特区的投资契机。”

出席论坛的专家认为，100万令吉购屋门槛除了将阻止大批新加坡投资者涌入柔佛外，也将导致产业价值必须经过较长的时间才能翻倍。

依区仍是关注热点

另外，一些专家认为，依斯干达特区料将继续成为投资者所关注的热点。

“在长期租金回酬及长期投资回酬看好的情况下，新加坡投资者不排除钟情于投资住宅单位。

“房地产交易自去年开始就非常活络，一些房地产专家更预测在依斯干达特区所推介的新房地产计划中，新加坡买家将占三分之一。”

一些专家强调，在东南亚国家中，大马是唯一允许外国买家购买永久房产的国家，堪称具吸引力。

SO what i see capital mall concept very attractive long term rental return will attract 1/3 singaporean buyer to overcome inflation look like negative news for 1million barrier but for sing dollar rm 1million just only 385k sing dollar !

Gadang price should be at least 2.5 times of NAV value. That mean 1.37 X 2.5 = 3.32. That is my opinion base of diversified company's portfolio.

The speculative announcement of TP 2.67 was very conservative. The downtrends are profit taking by the market maker.
