"We believe IGB REIT is shielded from current challenging
retail environment in Klang Valley due to prime location and
high traffic enjoyed by both MVM and TGM. Moreover,
prudent management and healthy balance sheet further
enhances the attractiveness of the stock."

FY17 DPU of 9.28 sen (FY16: 8.71 sen) was declared,
representing a payout ratio of 95%.

Highlights:

1) YoY/ QoQ: Normalized net profit of RM77.1m increased
(QoQ: +4.1%; YoY: +9.7%) on the back of positive rental
reversion rate but was partially offset by higher property
operating expenses.

2) FY17: Normalized net profit increased by 5.9% mainly due
to positive rental reversion but was partially offset by higher
property operating expenses.

3)Occupancy rate: Overall occupancy rate remained healthy
being close to 100% while YoY NPI margin slightly declined
to 71% (from 73%).

4) Inorganic growth: MidValley Southkey Megamall (MSM) is
expected to start operating in August CY18 and the potential
injection of this asset into IGB REIT will increase total NLA
by 60%. However, injection of MSM will only happen at the
earliest in CY21 after the one tenancy cycle (3 years) to
allow stabilization in rental and occupancy rates.

5) Outlook: We expect both MVM and TGM to continue
register positive tenant sales growth and rental reversion
rate given its high quality assets at prime location with
strong footfalls

Additional listing bad, lower distribution per share due to enlarged share base. Why additional listing? Check Bursa website, could be due to ESOS or REIT manager receiving distributions in shares etc.

The Securities Commission Malaysia had in its letter dated 18 July 2012 approved a limit of up to 150,000,000 new units of IGB REIT ("Manager Units") to be issued to IGB REIT Management Sdn Bhd ("Manager") as payment of Manager Fee. Bursa Malaysia Securities Berhad had in its letter dated 3 August 2012 approved the listing and quotation of the Manager Units.

Yup, price drop is because of dividend payout. That's the same for all stocks.

Well YOY comparison, IGB Reit is suppose to be rebound either this week or next week... Purely based on personal opinion & historical data. Hahaha!

normanyap So whr can I get the figure of rental yield? Coz normally we can find dividend yield easily.

Hi Ryan. You can use the "Investment Properties" in Balance Sheet and "Net Property Income" in Income Statement.
Rental Yield = Net property income / Investment properties

Hope this helps you in your investing journey.

if you look at the amount of development surrounding MV area, MAYBE it make great sense to increase exposure to this reit.

Really gila .....Igbreit share price drop to 1 year low and DY up to almost 6% now

Have the drop stop ? Will drop more ?.....all other Reits counter also drop non stop ....why due to BLR rate ? Due to over supply of properties?

Don't worry! IGBREIT is a good REIT. Net property income was good. Located at a very strategic location and good traffic foot. Southern Mid Valley in JB will added into the REIT probably in 2019 or 2020.

I have tried to explain to BOD of another company ("Harrisons")about the benefit of half-yearly dividend (although not as detailed given here), i.e. the retired shareholders can rely on a consistent passive income throughout the year - this is especially so if payout dates are close to festivals which are many in our country. Furthermore, if you intend to dispose some of your shareholding you would have at least received the last/latest quarterly dividend.

I'd think that it is because consumer sentiment is boosted by the drop of GST, as IGBReit's assets are the 2 malls, going to 3, increased consumer spending == more visits to malls?

During market uncertainties it somehow make sense to park your capital to good REIT like IGB.
GST 0% will somehow trigger more consumer spending & more shoppers frequenting big malls like Midvalley,S.Pyramid,One U,Pavillion...
