After world cup, it takes 10 trading days from 0.18 to 0.32. After that it consolidate at 0.305 to 0.335 range for 22 trading days.
Conclusion : other than these period, most of the time are down or flat, for the period of 16 mth after listing,

吉隆坡11日讯）绿盛世国际（EWINT,5283,主板产业组）将以451万9569澳元（约1325万2280令吉）收购实康（SALCON,8567,主板公用事业组）持有的联营公司——绿盛世-实康（EW-Salcon）其余20％股权，全面接手澳洲墨尔本中央商业区的Yarra One项目。

全面接手墨尔本Yarra One项目

该公司发文告表示，基于实康有意出售绿盛世-实康20％股权，而集团看好Yarra One项目前景，因此决定出手认购。

“透过上述认购案，我们可100％认列Yarra One项目获利。”

绿盛世国际说：“墨尔本出租空置率仅有2.1至2.2％，加上维多利亚省经济指标持续向好，并超越澳洲国家平均等利多因素，我们对Yarra One项目前景仍感乐观。”

另外，实康发表文告说，脱售澳洲联营公司的20％股权后，计划将财源用于其他投资契机。

Yarra One项目在2017年6月推介后，截至2019年2月杪累积销售为1亿3260万澳元（约3亿8890万令吉），绿盛世国际相信在整个项目于2020下半年竣工前，将可持续为集团带来可持续盈利收入。

绿盛世国际将透过银行贷款、其他债务工具或内部资金融资购股计划，而整个计划料在今年第二季完成。

绿盛世国际是在2017年透过旗下子公司Fortune Crest集团斥资12万澳元收购实康澳洲Yarra One房产发展项目80％股权，以联营发展总值2亿1800万澳元的综合发展计划。

另外，实康发表文告说，脱售澳洲联营公司的20％股权后，计划将财源用于其他投资契机。

先解释一个概念：Build-to-rent，直译为建后出租，指的是大型机构开发完住宅项目后只租不卖的投资模式。

广义的Build-to-rent包括长租公寓、服务式公寓、学生公寓等，其投资者一般是大机构，普遍采取自持物业方式，以自主开发、改造和收购等形式获得公寓产权，再以“机构房东”的形式进行出租和管理，大大提高了租客和管理效率，在出租市场上同个人Buy-to-let（买房出租）形成竞争。

Build-to-rent虽然包括多种业态，但英国这几年Build-to-rent的爆发，其实都集中在长租公寓领域，因此本文会用长租公寓指代英媒常用的Build-to-rent。
