Really genius deal! Crescendo still have 1,200 acres land at Bandar Cemerlang, Johor. This land is now comparable to YTLP's Kulai land. Its now worth RM6.3 billion, which is 6x the market cap of Crescendo!!

Of note is that Crescendo sold a piece of land of 23 acres in Johor to Microsoft Payments at RM120 pst, what a genius deal for Crescendo management!!

FYI, YTLP bought the 657ha Kulai land at just RM6.00 psf, which means the Kulai land has appreciated in value by 20 times in just 2 years!! It was valued at RM430m then but is now worth RM8.5 billion !!!

Thanks Goldberg for correcting me. Wow, if only 280 million shares, sure easy to Fry up when there is good Catalyst !! Well aware of their land at Desa Cemerlang, and NCIP, has got tremendous potential. Many not aware of Crescendo as property developer as compared to Mah Sing, Matrix, SP Setia, UemS, etc. Coming Quarter result will sure surprise everyone !!

Stock having obvious price gain today even it’s after ex-date, this looks like scenario from previously when it went 3.93 and took and huge dip after that. Some big players might be at work. Watch out bro , hitch the ride and get out, very bullish the stock now even if the PE ratio is good and is on discount mode.

Most property are in the red, and the war has been going on roller coaster so far, nobody knows how it’s gonna turn out exactly.

Just my 50 cent, I might be wrong tho, but never hurt to be too careful with hard earned money. Cheers 🍻

Yea, nobody knows how war gonna turn up, those country have long history of feud and Unresolved sentiments. Although the effect to our local BME is not as much, but undeniably we have seen its effect.
I just saw the news about the nuclear as well, it’s doubtful and uncertain but can never be too careful.
Watch your back guys, history repeats , 3.9 fhen following day it dips , I hope I’m wrong though 🤨

Hi all, what do you all think about the market today? My broker says that it is possibly the work of someone who holds big amount of share, after dividend the price went down, and to maximize profit he need to jack up the price to the price he bought before dividend. Then when many ppl join the wagon, he slowly sell off at higher price to 割韭菜. I saw the price near closing someone even put 3.95 and many ridiculous price , as if to jack up the price real good. Even if the company prospect is good, the price hike shouldn’t be this abnormal, especially after ex-date. This price don’t even happen during land sale announcement.

I am 2 hearted whether want to sell off at this price or not , or keep to wait it hike more? Any opinion on this ?

According to the info, total sold industrial land was RM675 million. Still got around RM350++ milllion land to be sold at this same area.

If scare about wars, pls buy gold now. If want to buy gold stock, I recommend POH KONG. I recently bought @ RM1.06 & RM1.00.
One fellow here even mentioned the Nuclear war, then holding gold is not the solution BCS WORLD war 3 is happening. Most people will die. But, I don't believe in nuclear war will happen this year, next year but will happen in certain year later.

Hmm yea agree with u @Invest_888, I don’t tink nuclear is very likely, just not sure when they will conclude the war.
There is balance profit from the land even after the dividend, but the price hike today fill rather abnormal and scary to be honest. I will just sell some first, better safe than be sorry, money in pocket feels safer lol 😂

@Goldberg, I agree with you. Crescendo is worth at least RM6 imo. Not many developer is swimming in cash now and pay more dividends to shareholders.

I wanted to say “I told u so” but it’s not really the case this time
It’s a dip as the big player leave the game after get dividend and dump their stocks. however since market looking not too bad now, the dip wasn’t as severe the previous round of 3.93. Which dipped more than 30 cent.
Well not sure about Monday tho.

I tink the everyone here knows the company is trading at a huge stock price discount, that is for sure. However it’s an undeniable truth that majority of stocks is in the hands of few. Making it having the potential of being extremely volatile. Just look at the trading volume each day, yesterday when it rise to 3.9 it’s trading more than 1 million, today is only 1/3 of the volume .
The counter may not be as active if without catalyst and stimuli even if it’s a discount counter.

Again I’m not saying it’s a bad counter, it’s a really good one, just try to be careful not to be carried away when there is extreme fast paced price hike as behind it could be someone purposely jacking up the price , sell then get the cash and target next other counter. I tink we all know there is such player/investment bodies around.

Cresndo is still on uptrend state. Just observed before dividend payout of 18cent, the price was RM3.51 on 23Apr. On dividend payout day, 24Apr the share price was RM3.61. After dividend payout, on 25Apr, the price went up RM3.88 with high volume of 1.426Million share. If got big players really want to dump this stock, it wouldn't close at RM3.88 instead should close below RM3.61 on 25Apr. On 26APR, share price dropped to RM3.77 with volume @ 564K which is only 39.6% of 1.426Million. As such, this stock is under healthy correction or washing out those weak holder. If it drops below RM3.61, it is possible the bankers want to move to another counter.

I agree with you on most part especially about the market enter correction/adjustment period after the sharp hike , where it dropped but not as much. If based on the previous 3.93 hike, it didn’t dip the very same day too, it dipped after 10/11am the next day, similar pattern.

I discussed this with my investment manager, he ask me to me really careful about it, he say it does looks like the works of big player jacking up and dumping stocks but it didn’t drop as much as the fundamentals supported it(I followed be tracker whole day and the dealings look exactly like the pattern during 3.93 previously)
and also the market is quite strong in general unlike the times during 3.93 which gave me a painful lesson. Or it could be some big player or one of the director making some small coffee water money? Or they wanted to stimulate the market after the -18 cent, while earning some pocket change, then let it drop back abit but not as much? Can only speculate 🤷🏼‍♂️ no idea, just being careful, learned hard lesson that this counter is not all sunshine and UP UP UP despite all the discounts and good news, very susceptible to manipulation.

I do tink the price might hold around this price for now, as the share is really good and have >rm4 potential, and very likely with some catalyst in future it will break 4.2. However while waiting for catalyst (nobody knows when it’s gonna be, maybe some short term investor will move to a different counter for now ,
All I’m saying is just know our goals and trade carefully, don’t let all the hypes get to us easily and make hotheaded rash decision. just my humble opinion.

In a few days time Crescendo will receive another rm 111 million. Just based on profits from 3 land sales, Crescendo Q1 FY25 will make at least rm 335 million after tax or rm 1.15 per share for the First Quarter FY25. ( announcement due in late June) More special dividends may be in the offing or even a bonus issue.

I feel the above developments will be a powerful catalyst for Crescendo to surge past RM4.80. In the meantime I expected Crescendo to trade in a range of 3.50-3.80 level.

Yep I agree with u, very good company , I don’t tink it will drop below 3.5 for now, and will trade within 3.5-3.8 for now. Might have steady decline in trading value while waiting for next catalyst, just like how it is now, maybe some are selling Crescendo to buy YTL? 😂

I don't blame them Dave YTL is arguably the best stock to buy and keep. However its good to diversify ones portfolio in to good well run and good divvy stocks like Crescendo.

Yep, diverse portfolio is very importent to minimize risk. Buy YTL and gain some profit while waiting next catalyst from crescendo which might take time, as I tink their housing project need time for revenue report to come in as well. As for those dividends they usually do it end of the year also. Ample time to plan.
