Im not recommeding ppl to buy Crescendo now, juz sharing my pov and decisions and up to date analysis.

Ya, Crescendo I bought at a high price and Im having a paper loss of 30%.

But at the current share price, Crescendo is considered cheap in term of nta.

Their affordable landed properties hv the right market position, the wider group of middle to lower class still pursuing landed properties due to low maintanance fee and can stuff in many babies.

Somemore Crescendo is paying favourable dividend, got some increases recently.

Crescendo also diversifies into Education and recorded significant improvement of rev and profit, although it is not significant as its property arm.

I can see the mangement is trying hard to generate return for the shareholders at this challenging situation.

Of coz I would not sell it away and decided to hold.

Btw, I also own Kenanga shares.

if you are KYY....with KYY record, confidence, bullets, attitude towards risk, money and wealth, worth hundreds of millions, what is a few million here and there?

its nothing.....if you are widow with fixed allowance, money has a different meaning.....your attitude towards risk, money and weath is very different from KYY one.

KYY has no hesitation in changing the environment to fit the man....KYY has the confidence and the bullets to change reality. ....The only problem many of us are KYY?

That is why we hunt in the middle, eating left over grass.....KYY hunts in the edges, eats fresh grass ....feast or famine......even if famine , KYY still has his abalone ......what people say, several generations no worry.....

Is time to make a come back. In past ten years, Crescendo constructs for 2 projects, Taman Desa Cemerlang and this Taman Perindustrial Cemerlang. Taman Desa Cemerlang was a very successful one, with College and Industry area therein. Their share price was RM3.5 five years ago. Now this Taman Perindustrial Cemerlang is their second project. Makes the glory happens again.

Crescendo Corp Bhd has reported a net loss of RM3.63 million for the fourth quarter ended Jan 31, 2023 (4QFY2023) compared to a net profit of RM4.55 million a year earlier, due to lower sales of properties. Quarterly revenue fell 28% to RM39.27 million from RM54.57 million in 4QFY2022. The group announced a final dividend of two sen per share, payable on Aug 29. This brings the total dividend for FY2023 to five sen.

Is Crescendo Corp a value trap? Crescendo is Bursa Malaysia property company whose main projects are in Johore. There has been some positive news about the Johore property market. But I am not sure how this is going to translate into the performance of the property developers in the short run.

I bought Crescendo about 9 years ago having valued its EPV then at RM 4.00 per share. The Book Value then was RM 3.25 per share.

The Book Value had not changed very much since then with the 2022 value at RM 3.29 per share. Its share price today is RM 1.38.

Is this a value trap? Over the past 12 years, the Group has generated a positive total gain for the shareholders. This was due to the dividends. The Group has a good dividend track record paying out about 40% of its earnings. I expect this dividend payments to grow in line with the Group’s performance.

Given that my purchased cost is below both the Asset Value and Earnings Power Value, I would continue to hold onto the stocks as I have a positive view of the sector over the long-run.
