The business of the company operates in segments that include Property Development, which develops residential properties; Chalet and Golf Operation and Management, which operates and manages chalet, restaurant, golf club, and recreation facilities; Property Construction, which constructs and sales residential and commercial properties; and Others, which rents properties, fruit cultivation and kindergarten operations. The Property Development segment generates maximum revenue for the company. Geographically the company caters its services only to the Malaysian market.

This company ticks all the boxes. Everything is good about this company in terms of management, financial health and earnings. I did a thorough check and still cant find anything wrong with it. My lil insider birdie told me they're going to buyback alot of shares soon.

The company has some non controlling shareholders ie outside shareholders of some of its operating subsidiaries. That’s a drain on its profits, otherwise it PAT will be RM 61m.
If u look at the cash flow statement EUPE paid almost RM 50m as dividends to shareholders of non-controlling interest. That’s a huge amount. Previous year nil.
Management must disclose this major payment ie someone must ask management n post here.
I only have a few lots & the company will not entertain me. I hope KYY n gang who hold big shares sees this post n question the management n we get a satisfactory answer.
ThE company should declare at least 20-50 sen dividend to reward its loyal shareholders
I also cannot get the latest shareholder list to find out how much KYY holds. I think at least 10m

Their finance team is incompetent and has asked for further extension from SSM to hold AGM. Is there no dividend? Bursa already given 1 month extension and their unaudited accounts was released end of April. Seems like they need 4 months to "craft" their annual report... and is a small group. Lousy CFO should be sacked for the delays. Probably overpaid under-performing old man snacking and watching Olympics at home.

I'm more concerned there is a substantial difference between unaudited and audited AR. Mana tau maybe there a huge adjustment somewhere. 3 more days before month end to release. Brace for this first before QR.

Just read ICAP's (ICAPITAL.BIZ BERHAD) latest quarterly report and noticed that it owns a small amount of EUPE share -- 100,000 units. It is a new purchase because EUPE did not appear in the previous quarterly report.

When the US market went up earlier this year, our market went down. Therefore, it is possible that when the US market goes down, our market will be up. Besides, even if this external factor is important, what EUPE is doing at company level is also important. Look at India stock index, it is at its all time high. Jakarta stock index also recovers nicely. Is it now our Malaysia market's turn to shine?

Prospects:
COVID-19 and continuing economic uncertainty resulting from it, continues to have a major
impact on consumer confidence and business activity. However, as the vaccine rollout
program continues to make significant inroads, the current and following quarters should
result in further easing of curbs on movement and activity, ahead of a comprehensive
reopening by the end of the year. This, combined with an expected rebound in global
demand, should help to lift consumer confidence during the next quarter and beyond.
The Group plans to take advantage of this improved sentiment with the launch of its third
KL project – Est8@Seputeh - in the next quarter. There has been encouraging buyer interest
in the project and we expect that interest to translate into solid take-up rates when the
project is formally launched.
The management recognises the fact that COVID-19 is an unexpected event that we, like
other businesses, had no prior experience in handling. We vow to do our utmost to minimise
the disruption to our business, both in the short and medium term. We are pleased to report
that the progress of our projects, as well as potential sales, have been in line with our
forecasts and trends. We are quite certain, other than some short-term fluctuations in our
financial numbers, the resilience of the Group, as well as its prospects, are going to be
satisfactory over the medium term.

Low PE of bout 5 times, deliver healthy profit for past 6 years, high NTA of around RM3.50. Low paid up. very easy to push?

Eupe is having low PE, healthy profit for past 6 years, high NTA of RM3.5 and low paid-up capital but the Board has not been declaring good dividends to shareholders. I feel this is the cause of low market price prevailing now.
