[转帖] 当huayang 遇见oskprop - 闲谈股市，理财篇

闲谈股市，理财篇

当huayang 遇见oskprop

今天huayang业绩公布，净利增长了许多，全年派息12分，确实相当吸引
公司营业额成功达到5亿（这是早期公司2014年的目标）
huayang股价也低迷了好些时期，估计明天股价也会大涨
我做了一些调查，最后我选择放弃投机huayang，因为我始终觉得oskprop更加好

【unbilled sale】
huayang：unbilled sale：8亿
oskprop：unbilled sale：11亿

oskprop更胜一筹

【债务】
huayang：net debt（2亿）
oskprop：net debt（0.34亿）

很明显huayang是一家高债务的公司但是我不担心，因为是public bank放贷给予huayang
但是oskprop债务不断减少，huayang却必须透过大量贷款购地发展
长期而言，oskprop会成为净现金公司，相反huayang的债务会持续恶化

【undeveloped land bank】
huayang：725英亩
oskprop：单单sp就拥有1500英亩

oskprop拥有庞大地段，无需花大笔资金购地，而且这些土地都是早期买下
相反huayang之前为了买下puchang 29英亩地段，就耗资超过1.3亿

【total remaining gdv for undeveloped land bank】
huayang：39亿
oskprop：50亿

由于oskprop地仓大，所以剩余可发展总值比huayang来得高
而且oskprop计划建3间mall，这是oskprop长期的优势
在这方面oskprop比huayang更佳

【net profit margin】
huayang：17%
oskprop：15%

这方面huayang做得比oskprop来得好

【后语】
在衡量以上数据，我选择放弃投机huayang的大好机会
持续加码oskprop，作为看好oskprop即将公布的业绩，会很漂亮
