This April Tun Dr Mahathir will be going to China for the final discussion, deliberation & decision for the ECRL (East Coastal Rail Line from Kota Baru in Kelantan to Port Klang

For that all must wait with abated breath.

Now as we invest ahead of time & events let's tale a look at ECRL

As you can see from the Map ECRL will All the way from Port Klang to Kota Baru - and many stops & stations along its entire length

You can see clearly that it passes by Gombak. Then turn northward to Serendah before countinuing to Puncak Alam, Kapar & finally ends in Port Klang. Note: In Serendah TalamT got both Commercial& Industrial Landbanks. TalamT should be the direct beneficiary of ECRL.

But the recent hype of IWCity is overdone as ECRL passes through the outskirt of KL & Bandar Malaysia. So only HSR (High Speed Rail) will benefit IWCity (that will be 2 years later). For now Gamuda has been told to scrap the tunnel & the 2 underground MRT stations in Bandar Malaysia in LRT 3. And Malaysia has already paid & compensated  Singapore  for its MRT expense in Jurong for S$15 millions (Rm45 millions) So to buy into IWCity is just for a passing punt

The serious focus then should be on AZRB

Why AZRB?

Answer:

AZRB has prime prime Assets all along ECRL

Refer to Assets of AZRB by looking at Year 2017 Annual Report

1) AZRB has many pieces of Assets in Setapak. And Setapak is only 22km from Gombak _ECRL Station) which is about 25 minutes drive away.

2) Then in Bentong AZRB has a freehold land there which shall also appreciate in value

3) Furthermost east is Kuantan Port. And again AZRB has several Commercial buildings here. Among them is a Hotel

4) Then we move north

See Chukai & Kemasik?

This is where Kemaman is. And the Marine Supply Base has been contracted by Petronas to AZRB for another 5 years. The many OSGE & Oil platforms there will ensure good consistent sales of marine diesel oil for AZRB. This is a monopoly with no other competitor

And this busines actitivity will increase by leaps and bounds due to RAPID voracious need for that 54.7 Million barrels of Crude yearly for RAPID Refinery. And very "chun chun". This is the place where Oil Fields produce Crude (Gas in East Malaysia) which Refinery looks for.

3 Stations away from Kota Baru  is TOK BALI. The New JV HUB with PETRONAS for MARINE OIL SUPPLY AND OTHER SUPPORTING INDUSTRIES. A PIECE OF PRIME LAND HERE WILL BE DEVELOPED INTO A PETRO CHEMICAL HUB

TOK BALI IS THE REPLACEMENT FOR EPIC WHICH TRENGGANU GOVT TOOK PRIVATE FROM AZRB

THIS WILL SERVE ALL THE OGSE & OFF SHORE PLATFORMS IN THE NORTH AS FAR AS THAILAND & VIETNAM

(Note: Diesel in Thiland & Vietnam are more expensive than Malaysia. Everyday lorries from Thailand enters Malaysia border towns to fill their tanks with cheap diesel. So business for AZRB will be good to excellent when this place is up and fully operational

ALL THE ENGINES OF OGSE ARE FIRING UP DUE TO FRESH IMPETUS BY PETRONAS FOR THAT CRUCIAL EXTRA 54.7 MILLION BARRELS OF CRUDE OIL

AND WITH ECRL AZRB IS WELL POSITIONED TO GROW FROM STRENGTH TO STRENGTH
