Hi guys,

Just less than 10 days the much talked about ECRL might revive again. Among its Top beneficiaries are AZRB, T7 Global, Prestar, Masteel, Lafarge & Talam

I have chosen the last to be first - TalamT or Talam Transform

Why TalamT?

Answer:

BECAUSE THIS IS THE MOST MISUNDERSTOOD STOCK OF ALL. THEREFORE THE URGENT NEED TO SHOW THE REASON WHY WE CAN SEIZE THE MOMENT TO BUY WHILE IT IS STILL DIRT CHEAP!!

AND THESE ARE THE SALIENT FACTORS TO BUY TALAM NOW

 

1) TALAM IS AN ASSET PLAY (Like Focal Aims at 11 sen & Tebrau Teguh at 10 sen)

What is an Asset Play?

An Asset play is one which we buy for its Intrinsic NET NET Value as opposed to Earnings & Dividends

In fact Asset Play sometimes bleed losses or are not performing

For many years this is a place to keep & feed prisoners. It produces zero revenue but caused a lot of expense.

So Pudu Jail does not give Earnings or Dividends

Then one day Govt decides to privatise PUDU JAIL & Change in into a Commercial Enterprize

HA!! PUDU JAIL IS SUDDENLY TRANSFORMED INTO THE MOST DESIRABLE PRIME PLOT OF REAL ESTATE IN KL

 

So is TALAMT! Talam is Now Tranforming like PUDU JAIL Into Great Great Value!!

1) Tranformation coming from Proton City of Tanjung Malim Boom & Expansion

Geely has indicated it will expand Proton Production from 400,000 to 1,000,000 units for sale to ASEAN 10 -  620 Million Populations

Another good news is Tun Dr Mahathir has signed Proton Jv with Pakistan Govt for Proton Assembly Plant there

So there will be an increase of Production for engines, car bodies & parts in Tanjong Malim for export to Pakistan for re - assembling. Lots more lands & workers will be needed in Tanjong Malim

So will DRB - HICOM (Owner of Proton City)  JV With TALAM For its Industrial Landbanks in Bkt Beruntung & Bkt Sentosa or SERENDAH?

DRB through POS is already in Top 30 Shareholders of TALAM

POS has 11.6 Million Talam shares

 

2) TalamT is giving out 10% paid up capital at 4.5 Sen (Premium of 10% above share price) means Entities are willing to pay more for Talam PP shares

Now the Actual Cost of Talam total value is only Rm160 Millions although people think Talam has huge paid up Capital of 4 billion shares

At 4 sen a share 4 billions only worth Rm160 millions

"Everybody knows the price and 4 billion shares but not everyone knows about its value" So don't ignorantly shout 4 billion shares when in actual fact it is a mere Rm160 Millions in total value!!

CALVIN THINKS RM160 MILLIONS FOR THE ENTIRE COMPANY OF TALAM IS A ROARING BARGAIN

And 10% at 4.5 sen will bring in Rm18 millions - which is for temporal expenses till Bigger Things are Achieved.

Another revelation is the debt of Talam has been pared down to a mere Rm109 Milions (From over half Billions years back) WELL DONE DATUK CHAN & TALAM STAFF!!

 

3) TALAM HAS 2 PRIME ASSETS ALONG THE ECRL ROUTE FROM PORT KLANG TO TUMPAT IN KELANTAN

ECRL PASSES THROUGH SERENDAH WHERE TALAM HAS THE MOST LANDS & ASSETS

ECRL ALSO HAS A MAJOR TRAIN STOP IN GOMBAK

GOMBAK IS ENVISAGED TO HAVE ECRL TRAIN STOP, MRT, LRT & BUS INTERCHANGE ALL COMBINED TO MAKE IT A MAJOR TRANSPORT HUB

AND TALAM HAS A WONDERFUL PRIME PRIME PLOTS OF LANDS HERE - ABOUT 100 ACRES

Current Price of Land in Gombak already Rm80 psf

See 100x43,560 = 435,600 sq

If psf is Rm80 then = Rm349 Millions

Minus Rm109 Millions Debt TALAM WILL HAVE A CASH SURPLUS OF RM230 MILLIONS

Add Rm5 for conversion from bare land or agricultural land to "DEVELOPMEMT LAND" Status

So Rm5.40 + Rm30 = Rm35.40 Psf (Current cost but not current market value which should be higher)

If we take this Cost Only Value (Not current market Value) 

178.41 Acres convert to psf x 43,560 =7,771,539.6 sq ft

 

So 77,715,396 x 35.40 = 275,112,501.84

 

RM275 MILLIONS

Divides by 4,000,000,000 = 6.875 Per share

This is already another Extra 6.8 sen

This is a Converted Duty Paid

Let's take a look at Land Prices in Serendah

  • RM 49.39 psf
  • Residential Land

 

From the above we can see that Residential Land Prices already advertised for sale at Rm49 psf

So let's take same price of Rm49.00 psf

So 120.18 x 43560 x 49 = 

256,516,999.2 And another 6.4 sen Cash Value

Where were they hiding all along the oil and gas bull run?

Okok they are at least better than those who missed and are nonchalant.
