Bad result but I thought they sold off some properties and make hefty gain? Semua announcement tipu punya kah? But then again, their year to date still better than last year. PE is still extremely low and yield good divident.
It's a good opportunity for the major shareholder to privatize the company since most people may not hold a long term view on the company. The major shareholder must be very happy to see the price go lower for a privatisation to take place.
Barring any unforeseen circumstances, the Proposed Disposal is expected to be completed in the first quarter of year 2016
Upon completion of the Proposed Disposal, GuocoLand is expected to realise a net gain on disposal of approximately RM19.94 million. The net gain attributable to owners of the Company represents an increase in earnings per share and net assets per share of the Company of approximately 2.98 sen.
The company will also recognize RM137mil gain on disposal of an office tower alone to Hong Leong Bank for FYE 30 June 2016, translating into an EPS of 20 sen.
In addition, Guocoland's associate company Vintage Heights SB (VHSB) is disposing of a parcel of land in Sepang for RM475.0m. Upon completion of the disposal, VHSB is expected to realise a net gain on disposal of approximately RM290m, said Guocoland, adding that approximately RM116m is expected to be attributable to Guocoland for FYE 30 June 2017. It is actually a good time for the major shareholder to launch a general offer during this bearish market. They can be successful if they offer RM2.00 per share. During good time, they have to at least offer RM3.50 per share.
Guocoland Malaysia is deeply undervalued. EWI is seen as a timely investment if it materialised. At this moment, Guocoland is cash rich after its monetisations of a few pieces of land and investments. They are looking for strategic land purchase or investments now and investments into EWI will means immediate participation into a few overseas developments. Imagine how long it will take if Guocoland Malaysia has to do it on its own?
Guocoland will record good profit for FY 2016 and 2017 especially from Damansara City project. The worries is the profit for 2018 n 2019. With EWI, the profits will come in 2018, 2019 and onwards. It will be a very good investment for Guocoland.

Just don't know why Guocoland is not launching apartments in Emerald West? Guocoland can launch smaller size apartments, may be 850 sq ft - 1,000 sq ft. If they can sell them at RM400/sq ft, the selling price will be from RM340,000 to RM400,000. I believe they can sell well if they launch this type of apartments. Furthermore, they can still make very good profit at RM400/sq ft.
Guocoland is less sensitive to the market as compared to Ecoworld. Ecoworld is launching apartments in Eco Sanctuary in Kota Kemuning and Eco Majestic in Semenyih apart from landed properties. Mah Sing is also launching apartments in Southville City. This is the type of products that can still sell especially for the first time home buyers. Very sad to look at Emerald West. Good location but launching wrong products. They launched zero lot bungalow but the sales is slow. They hv not launched any new products there for the last 3 years other than the zero lot bungalows.
There are still a few hundred acres of undeveloped land there. If 100 acres are used to develop this type of apartments or condominiums, Guocoland can build 10,000 apartments with GDV of RM4bil. Probably, the company can make RM800mil to RM1bil net profit from this 100 acres.
At RM400/sq ft, the buyers are still from the middle class and it will not bring down the living quality and environment of the community. The community will still be very pleasant to live in.
True, upper middle and middle price range apartments (RM350,000 to RM500,000) could be good products at this time. It also bring in more residents to the development which will be customer base for the future commercial developments.
The proposed sales of the plantation land in Sepang (measuring 679.2 hectares) to Putrajaya Properties Sdn. Bhd. has been completed. The sales of the land will bring in profit on disposal of RM116mil or 16.6 sen / share for the coming quarter ending 31/12/16. The property counters moved in the similar pattern for the last three weeks.Just have a look at the Technical Price Charts.The counters started on the gradual uptrend since January 2017.For Guoco,the companies under and related to Hong Leong group of companies or under his chieftain Tan Sri Quek Leng Chan were collecting for the past trading days.Can checked with the change in shareholding records.Look like something good is brewing before the announcement of the company third QR.Good luck.
Ecoworld jump today as listing of EWI likely next week. EcoWorld has 27% stake, Guoco too. I think Guoco still got upside and if Ecoworld IPO big jump, Guoco also can fly!
