吉隆坡23日讯）IJM（IJM，3336，主板建筑股）2018财年虽然还有2个月才结束，然而，新订单已经超越预期达到27亿令吉，更可喜的是，在本财年结束前还会有数个合约陆续到手。

IJM董事经理兼总执行长拿督孙兴存指出，2018财年的新订单目标本设在25亿令吉，但在拿下数个巨额合约后，公司已提早达成目标。

“公司目前手持订单总值93亿令吉，是历史新高。我们放眼可在3月以前，再拿下数个新合约。”

他披露，公司目前正竞标大型基建项目，包括轻快铁第三路线和隆新高铁。

在房产业务方面，虽然去年地产市场放缓，但截至目前公司已录得14亿令吉销售，超越上财年的12亿令吉。

“我们2018财年的目标，希望销售可达16亿令吉。另外，截至去年9月杪，未入账销售为19亿令吉。”

愿加入先租后买平台

另外，马银行（MAYBANK，1155，主板金融股）上个月推出先租后买数字平台Houzkey后，已有数个大发展商加入，孙兴存透露，公司已向马银行申请合作，并指先租后买是让发展商出售库存的好方式。

至于史格米（SCOMI，7158，主板工业产品股）之前与子公司整合“三缺一”事件，身为大股东之一的IJM称，这是因为合并的时间点出现在油价回升之际，因此投资者对于油气业务仍保有期望。

孙兴存透露，投反对票者大部分是机构投资者。

本月初，史格米“三合一”的重组计划遭遇挫败，因为史格米能源服务（SCOMIES，7045，主板贸服股）的股东拒绝加入，只有史格米工程（SCOMIEN，7366，主板工业产品股）愿意并入史格米

升息冲击各领域

●建筑业

建筑业将是这轮升息最大输家，可能是拖累建筑业由盛转衰的预兆，因银行或减少对建筑贷款发放。

MIDF研究指出，建筑业过去11年的每月平均贷款发放为43亿令吉，反观目前约是每月平均50亿令吉60亿令吉之间，分析员预料升息后，银行对建筑业贷款放发将回调至43亿令吉水平。

升息后，私人融资计划如捷运地下铁第三路线（MRT3）的路线为例，料对本地财团不利，沙布拉-TIEC财团、金务大-MMC、及太平洋-成荣-JEC财团等在攫取MRT3新工程计划时，将面对更高的融资开支，反倒是中国通讯建筑财团略占有优势。

金务大（GAMUDA，5398，主板建筑组）净负债总额为42亿令吉、怡保工程（IJM，3336，主板建筑组）的净负债总额则为34亿5000万令吉，在参与竞标时有必要重新调整定价机制。现有工程计划不受影响，未来工程订单填补率将更具挑战，从而挤压2019/2020财政年的盈利。

IJM is in good position to get jobs from successful bidders even if IJM did not win. That's why analyst favour this stock. But their profit from these jobs may be lower as the costs of construction is going up.
