Read the write up --> STP2A project cost is already RM1.8billion , if borrowing at 70% and 5% interest, the interest cost would be RM63mil per year. This interest cost is more than projected earning for the next coming 3 years.

STP2 is a gold mine for E&O to mine the gold for many years to come. However, they need to get a strategic partner possibly a strong Chinese company to work together by selling certain portion of land to them. The proceeds can be used to partly fund the cost of reclamation. It also can speed up the future development of the vast reclaimed land and at the same time market the residential and commercial properties in China.

Possible, but the land valuation for the deal is the essence. If they manage to negotiate anything above RM300/sq ft then i believe it will be a boost to E&O's share price

The land in the nearby area is trading at around RM800 to RM1000 per sq ft. I would see the strategic investor may have top pay between RM400 to RM600 per sq ft. If E&O can sell at this price, it will be very profitable because its cost is around RM150 per sq ft.

It used to be quite busy here but now it is so quiet. I believed many have already sold off their holdings after the shares dropped from RM2.60 to RM1.40. Dropped almost 46% before it started to improve recently.

Fundamentally sound company. STP2 project will bring in lots of profit. The land is very prime and measures 760 acres (not 7.6 acres). The land in surrounding area is transacting at RM1,000 / sq. ft currently.

Seri Tanjung Pinang 2 reclamation project is progressing well. The outline of the STP2 phase 1 can be seen clearly from the sky. The strategic development partner is under negotiation now and the first development will be launched in 2018.

After consolidation for 10 days, E&O is moving again today. RM1.81 now. Slowly moving towards its intrinsic real value.

The main reason u buy into E&O is STP2.

STP2 will be a 760 acre reclaimed island.

Assume market value of reclaimed land --- RM600 / sq ft (Current market price of surrounding land is RM800 to RM1000 / sq ft)
Cost of reclamation --- RM150 / sq. ft.

Assume 85% net usable land = 646 acres

Profit for the whole reclamation = RM12.66bil

Profit per share = RM10.07.
Compare that to the current share price, RM1.87 per share. Don't you thinlk it is lelong price.

Remember, this is just profit from the land reclaimed. When it is developed, there will be additional profits from development.

That is the reason Terry Tham bought at RM2.90 per share from Sime Darby. He was supposed to retire in the UK, but was too tempted and bought into it because RM2.90 was too cheap for him to walk away.

Dusti, it takes another 1.5 years for first island of the reclamation to be completed and another 2 years to reclaim the second island. In total, the company needs 3.5 years to realise its values.

E&O will launch the first phase of wellness center in Elmina West in Selangor by end of this year or early next year. This will be the second wellness center after Avira Wellness Center in Iskandar Johor. These 2 projects will provide future development for the next 10 to 15 years worth about RM8bil to RM10bil in total.

However, the jewel of the crown is still STP2 which will be the game changer for E&O once the reclamation is completed.
