Conclusion : Downside limited to 20% max, but upside is a few hundred percent gain. Financial report should start to look better from third quarter onwards.

Today MayBank Boss keyed in to buy 20,000 shares at 46.5 cts and another 20,000 shares at 46 cts. At final tally she only managed to get 20,000 shares at 46.5 cts as others have keyed in earlier to buy before her at 46 cts. Now she has 220,000 shares.
To Buy Leisure Farm at RM8.50 psf is like buying 2 Storey Houses in Lorong Maarof in Bangsar, KL at RM20,000 a unit. When was it? In year 1970. Yes, 44 years ago 2 storey 4 rooms 3 baths houses in Bangsar Park were going at RM20,000. What if there is one for RM20,000 today? I am sure the Whole Population of KL & PJ will rush & buy it.
So those who KNOW are rushing to Buy Mulpha Shares at pennies to the Dollar today!
What is the current market price of a 2 Storey House in Bangsar today? Finding the truth is easy. Just drive to Bangsar and look for houses with "For Sale" Sign. Or call the Local Real Estate Agent. You can also look it up in PropertyGuru.My or refer to the Star Newspaper Classified advert. Or if you are adventurous you can go from house to house and ask the owner whether they want to sell the house or not. If yes try to offer prices to say 30 houses. After checking with 30 actual house owners you will then arrive at a true current price.
Of course you can't quote RM20K. They will think you are out of your mind. Price probably range from RM1.5 Millions more or less today. Correct me if I am wrong. You see, I am typing this in Iskandar Right Now.
So A House Is Tangible & You Can Quantify Its Real Market Value
A Share However Is Not So Easy To Quantify. A different price given by Mr. Market every day. A Share can fluctuate 30% up or down 30% in a year.
In The Real World You Can't Get A 2 Storey House in Bangsar for 1970 Price at RM20,000. Definitely not!
Not In The Share Market. Many A Time The Market Has Overlooked or Mispriced A Share Due To Ignorance and fear. And Mr. Market can & do price a house worth for RM1.5 Millions for RM20,000 in the share market . And sometimes Mr. Market can pay RM1.5 Millions for a Low Cost Flat Worth RM20,000. I say in The Share Market. Because The Share Market Is Not The Same As The Real World. There Is Gross Mispricing All The Time.
That's why people can chase Transmile up to RM15.00 and say it's cheap and worth it. And people also can Shun Mulpha at 46.5 cts.
It Is This Mispricing That Opens Up Investment Opportunity For DEEP VALUE HUNTERS. AND THE DISCOVERY INDEED IS VERY EXCITING & REWARDING..
I see more and more forumers have joined in this Mulpha topics. why, very easy, more and more people have discovered the instrinsic value of Mulpha. Of course, I dont deny Muloha does have some weakness as we have discussed above. As in investment reality, if we have 90% confidence and can sleep well after buying. it is considered as good investment. of course, if u want to sleep 100% nicely, then put your money in fd. what I can say is investment in mulpha, we have minim. risk but potential unlimited profit.

Yes, I was in Penang for 2 years 1979 - 1980. I remember Tanjung Bungah well. There is a very nice nasi kandar roadside store which I used to go for lunch. And I used to go fishing on the shores nearby. Those were nostalgic years. Since Mulpha's Leisure Farm is so undervalued the Upside will be Immense.
Leisure farm started in 1980 then land cost nearby only RM3,000 per acre (7sen psf), businessmen always jack up the value to RM5,000 per acre and get bank loan to buy, hardly come put any cash from the businessman.
Similarly, one can get ledang height bungalow plot 10 years ago at RM28 psf now in demand with agent keen asking RM200 psf . Shenzen is the 17th most expensive city in the world nowadays and many giant china gps believe Iskandar will be next shenzen, in that case Iskandar will in 10 to 20 years time be ranked as one of most expensive city also

Welcome, welcome, your name "rich" befits this Forum site. Interest rate rise will impact the poor to a certain extent, and will hit the middle class more but on the "rich" it will be minimal. Why?
The poor has no saving and live from hands to mouth, so they will be impacted by rise in food cost. In Malaysia Govt subsidize ron95 petrol (I can't pump this as I drive a Spore reg car), and control prices of rice, floor, sugar and cooking oil (Sporeans not allowed to bring these controlled items through custom). Also build low cost flats for poor. So poor people are given aid by Govt
For the Middle Class who have Housing loan, car loan, credit card loan and other commitments will be impacted more by rising interest rates. So they will downgrade to more economical eating places, buy less branded stuff. So food, clothes and other outlets of middle class range will be impacted more.
For the "Upper Class" & The Super Rich. They will even benefit from interest rate rise as they have lots of cash in bank and they also bought properties by cash. They might have gearing but they only borrow to invest in profit generating assets. I think since Mulpha Shares are so cheap it is even OK to borrow money to buy some.

Yes, I saw Sunzen moving up. In fact I saw it much earlier. But I don't understand its business so I will let it pass. Just be careful as I already pointed out in Sunzen tread that Directors are selling into strength. In Mulpha's Case Directors are holding while only Honest Opportunity are selling.
I read from earlier comments that Honest Opportunity bought Mulpha at 37 cts to 40 cts from Goldman Sachs selling years back. So it is perfectly OK for Honest Opportunity to take some profit.
Years back my Johor Sifu & I bought KPS at 50 cts to 42 cts. KPS lowest price was only 39 cts. We also took profit when KPS crossed RM1.20 (Up 300%). . After that KPS Still Moved Up To An All Time High of RM3.94.(Up 1,000%)
So Honest Opportunity is actually passing us Bargains which they don't know.

From my analysis it seems clear to me that with the selling from Honest Oppurtunity, the Mulpha management is saying that the time to move is not NOW. As you can see, the disposals from Honest Oppurtunity are direct sale into the market. As far as I know, unfortunately, Honest Oppurtunity; Top Champ; Klang Enterprise; Nautical; Magic Unicorn; Yong Pit Chin are PAIC. So Mulpha probably need some more time to brew......
Whereas for SUNZEN the 20million disposal from the three founding directors are married deals which means they are private placements. AH Ha......that is telling a LOT!!!!! Anyway watch out....Sunzen will explode soon.

2 Years ago I saw a Townhouse going for auction in Mulpha Leisure Farm going for RM320K. I bought others instead as I thought it might still drop some more. But someone bought it. After 2 short years such Townhouses are going for RM1 Million to RM1.2 Millions (Up 300% to 400%).
Mulpha cheapest Semi D wil be RM2.5 Millions (Launching soon.)

I met my Johor Sifu just now. To him KLSE is now fully valued and also too expensive to chase. Better be careful of a correction. He bought 100,000 shares of Mulpha as Mulpha has not moved yet. So downside is Limited.
