It Amazes Me How Much Value Lego Hotel Generates. A typical room costs about RM1,200++ on normal day & price can rise to RM1,500++ during weekend and holidays.
There are 7 Suites Going For RM3.000 ++ each. The total number of rooms are 249. Since the Month of May LLEGO HOTEL Is Fully Booked. These Tourists Come Through Spore - Join Promotion With Tours of Spore Night Safari, Universal Studio & etc, etc,
Now Let's Calculate The Value of LEGO HOTEL.
Say at RM1,200 (I have taken the lowest denominator)
249 rooms equal RM298,800 per day collection. But let's say it is only 80% full
So RM298,800 X 0.8 = RM238,400 a day. Now Muliply RM238,400 by 365 (One Year Gross Income.) = RM87,016,000
Let's Take Only 5% Growth For A Typical Hotel Shares Like GCE or Shangrila with P/E 20
So RM87,016,000 X 20
A WHOPPING RM1.74 BILLIONS!.. Is This The VALUE FOR LEGO LAND HOTEL IN ISKANDAR?
Let's Assume That LEGO HOTEL SITS ON ONE ACRE LAND OF 43,500 sq ft
So Divide RM1,740,320,000 by 43500 = RM40,007
WOW! WOW! WOW!
THE UNDERLYING LAND ON WHICH LEGO HOTEL SITS IN MEDINI, ISKANDAR IS WORTH A WHOPPING RM40,000 Per Sq Ft.

yuanlong57, yes, i m very crazy on mulpha with my effort to try to accumulate as many as mulpha shares below 50 cents now. I might not the biggest holder in mulpha in this forum but i m sure i m the one who is so crazy on mulpha after calvin in this forum. I said before will add more if price fall below my average cost 0.46, but recently,price of mulpha is hovering around 0.47 to 0.48. So, i have decided to add more mulpha shares since my fund is really after disposing some profitable counters. If possible, i will place another 1000 lots totaling 3500 lots this week if opportunity appears.

Some may laugh at me investing so much in a counter not giving any dividend so that must consider opportunity cost . But, i keep reminding me it is better to buy mulpha shares instead of investing in physical property cos i m buying leisure farm at book value rather than people buying it at market price. Whether it is a good deal or not, market will tell.
Actually I am really worried with rising interest environment. It definitely will have negative impact on property market, which I dun feel comfortable adding more mullah a d mpcorp. For gsb I have more confident as sigma is an oldtimer developer and they build good quality condos.
Expected profit to be 60mil /440MiL share outstanding, translate into eps=0.13, pe is lower than 1.also it's financial not bad. Better than current mulpha and mpcorp.

Actually, mulpha is just in my watchlist and has not bought any until you keep updating iskandar development. I am a johorean but not staying near iskandar. I just know hot hot it is now but no one share the relevant info about Mulpha. I have invested a lot in Mulpha (think so) with total 3000 lots till now( matched another 500lots @ 3:06pm) just now. I also do counter check your statement with my valuer friend who is actively practising in Jb areas. It is not actually how your past history convince me to keep buying but the fact of latest development of iskandar. Thus, accept my sincere appreciation on your hard work for keep updating. Thus, just continue updating whatever you have and ignore those who attack you. At leaset, I am the one who believe your info and put in my action willingly. What I want to say is, just do sharing with what you know and I will believe on what I believe.
Stkoay you made your point.... that's why we got to admire Calvin's guts or foolishness in posting all his recommendations and personal particulars on his website.
To err is human and it is unlikely that he will be right more than 70% of the time.

Does anybody remember the past track record of Mulpha. I believe at one time Mulpha was around RM0.40 and moved up to around RM1.20? This was follwed by bonus issue.I I believe it may happen again and time will tell how far it will go this time.
