If you are looking solely for income, ytlreit is a great choice. But if you are looking for total return, you should seriously consider axreit. I like the way the management works.

Sunreit is retail reit. And as a subsidiary of Sunway Berhad, more and more property will be injected into Sunreit. As i know, velocity not injected now and Sunway is expanding their medical sector, we could expect more medical center will be injected into Sunreit at the future.

Axreit mainly involved in industrial and office property. Axreit can be considered as an aggressive reit for me. They are always busy on expanding their portfolio.

Both reits look good for me because i prefer a reit that keep expanding their portfolio and i think they see China 一带一路 as a opportunity if u check with their portfolio. Once our infrastructure projects completed, hopefully it may benefit to their property.

Guys, 1 more questions, as BNM raised the interest by 25 basis points recently, I was wonder will this affect the dividend for REIT sectors? higher interest rate may caused them hard to purchase new property to expand their business. Any idea?

No because the ex-datr is 6th Feb. Ex here means expire. You have to buy before it expires not on the day it expires. So, sorry, no dividend.

With the interest rate keep on rising, this will cause REIT to incur more cost.Will keep on going down.Avoid REIT as for now.

axreit will issue another private placement which is the same exercise like last year and the share price might even go below 1.00

I though is cancel remaining placement tranche. So no more private placement???

Given the completion of the 1st placement tranche which resulted in gearing levels of 29% after the use of the proceeds raised from the 1st placement tranche and 33% as at 31 December 2017, Axis-REIT has no intention of issuing the remaining tranche of the Placement and therefore, the Placement is deemed completed on the day ending 6 months from the date of Bursa Securities’ approval for the listing of the new Units pursuant to the Placement, being the deadline for the implementation of the Placement, since no extension of time was sought from Bursa Securities.

Maintain HOLD recommendation given the impending 2nd tranche of placement which we anticipate in 2H18 despite the weakness in share price.

Refer also to annual report for 2017 page 55. The accupancy rate is the 5 years low. Do not rush to make any investment without doing background check. The stock fall for a reason. Beware!

If the plan continue, the share price will drop again.

If bnm increase interest rate ....Reits will drop ...so it's time for me to buy in another batch to keep

Few months buy in once to keep for its dividend ....better than FD dividend

next year will be another private placement and will dilute the company earning. sell before the price start to drop. Private placement + Increase interest rate. TP 1.19
