People are tired of MCO and wants to travel.. Imagine if there is no more MCO and people are able to travel as they please. All hotels will be fully booked as the public has been bored staying at home for so long.
I will hold YTLReits until the economy reopen.. Imagine once the economy is open for outsider Hotel business confirmed fully booked.. That is the time for me to sell. While enjoy 7-10% dividend
If it follows US stock market pattern, hotel stocks will back to or slightly higher than pre-covid time when vaccination at 50% level, lets see how it goes... looks like stocks always move ahead of actual facts

I think for REITS investment, capital gain is not the thing one should look for. I think it is the wrong way of investing in REIts. You should look at the dividend first then capital gain. How to maximise your dividend first and capital gain is a bonus next. So the share price gain or not becomes a secondary issue. For me this is how i manage my REITs. I buy say this YTLREITS at 7% dividend, which I say is very good. I match equal quantity under my margin. Margin I only pay 3.43 % now ie BLR minus 2%. With this I effectively make 7%+7%-3.5%= 10.5% dividend on my investment. I think this return is good and I always live happy just on these simple practice. even on my EPF I do this and my yearly net gain is always 1 or 2% higher than what is declared. In summary this is called leverages.
This is just my method of investing and by no means mean to influence anyone to follow. The final decision is on you and you may have your own way of investing
Good time for hotel prices to dip and the lucky ones who buys it will earn sooner or later. Its not he business fundamental at fault but natural disaster . Everyone gets hurt :(

The industry is getting worse. If the economy opens, are you dare to stay in the hotel? Fewer people travel for meeting as people used to have meetings through google meet and zoom. After covid, the hotel management team also need to spend a portion of the reserve to make up the rooms and also others. It definitely increases the costs.
All decision depends on your common sense and business nature itself, especially during this period. Are you going to have interstate travel as the delta variant hits our country? Definitely no for me. Even though diversifies into other countries, what is the real occupancy rate? Some countries are worse than us.
No matter master lease or not, as long as the companies not able to pay off the payment to master lessor will also defer their payment. It will have lagged effect in receiving payment.

To know how long ytlreit company cant sustains paying off dividends without business? Well they did show profit in their recent report right ? They got YTL backing them ... Whats there to be scared unless you believe YTL is another Serba??? Do you also know now alot of hotels are closing down!!! YTLreit will be one of those standing strong later on and get them customers back once Covid normalises. Time will tell my friend ~

YTLREIT rent out the hotel to hotel management, so the income is respectively more resilient compare to others hospitality peer. Meanwhile, YTLREIT only provide tenant to "deferment" rather than "discount" of their rental. To my eyes, the profit is not reduced by deferred therefore if you playing the long game

I'm still gonna hold longer.. Minimum TP is RM 1 and above.. Post covid recovery will make this stock fly very high..
