Worth keeping this REITS for mid-long term as they believe FY22F/FY23F will mark the turnaround year for REITs counter after 2 years of hardship, supported by the recovery in both retail and hotel segment.
Based on the latest Q3 results, Hektar's total distributable income as of 2022 Q3 is RM33.8m. Q4 is typically a strong quarter for retail and if Hektar achieves RM8m (which is conservative) distributable income, total for FY2022 will be RM41.8m. To avoid income tax, it will have to distribute at least 90%, that would mean at least RM37.6m. Deduct the RM12.7m that was already distributed, the remainder for Q4 is RM24.9m or 5.3 sen dividend per share. This means, total FY2022 dividend is 8 sen. At the last closing, gross DY is 11.7%. At 68 sen, it is 42% discount to its NTA. Even at 80 sen, gross DY is still a respectable 10%.
This would explain why the management proposed the IDRP at this opportune time and target to be approved by Q4 2022. It is a win-win situation for both Hektar and the shareholders. Hektar gets to keep the cash to increase cashflow and shareholders get to reinvest the dividends for new shares at 10% discount.
Higher footfall at shopping malls can be seen plus the upcoming Christmas and Chinese New Year festival will create a positive outlook for the retail market. Looking good for Hektar's following quarter's performance
Most citizen are still uneducated, they see investing in stock is a big risk & just put their money in bank and left it for 30 years. Somebody need to convert them to stock investors
bank also offer other investment product like reits, trust fund etc, most of the return are better than fd la, just dont put your money in fd then I'm ok with it

Moving up slowly and steadily is a good sign because markets are wobbling at the moment.
