Privatization of UEMS unlikely, in our view due to large capex required for Nusajaya and Desaru.

Elsewhere, UEMS could be involved in the Bandar Malaysia development project.
Maintain earnings forecasts, MYR0.99 RNAV-TP (unchanged 0.39x P/RNAV, or -0.2x below its historical mean). HOLD.

What’s New
Market talk on the potential privatization of UEMS by Khazanah has boosted UEMS’ share price, which surged 23% in a week from MYR0.87 on 7 Sep to MYR1.07 (YTD: -22% vs. -8% KLCI).

Elsewhere, according to CH Williams Talhar and Wong (WTW), the transaction adviser for the Bandar Malaysia project, four preferred bidders were shortlisted from the twelve RFP proposals submitted for the project. From our channel checks, UEMS is one of the twelve that submitted the RFP but we are unsure if it is one of the four shortlisted preferred bidders at this juncture.

What’s Our View
In our view, Khazanah is unlikely to privatize UEMS as: i) there is little motivation for it to do so since UEMS is Khazanah’s only listed property vehicle and privatizing it would require Khazanah to find another listing platform for its property assets; and ii) there is huge capex involved in developing the greenfield land in Nusajaya and Desaru. Khazanah would need to fork out MYR1.63b for the remaining 33.9% stake in UEMS, assuming a 20% premium to the current share price. The money would be better used in diversifying Khazanah’s landbank outside of Nusajaya, we think. The attractiveness of the potential land win at the Bandar Malaysia project is dependent on the winning price. Based on our back-ofthe- envelope calculation, a MYR5b GDV could enhance our RNAV estimate by +4sen/shr, assuming a 15% pretax margin, spanning a development period of 10 years.

FGV, UEM Sunrise, Supermax excluded from index

GEORGE TOWN (Sept 18): Felda Global Ventures Holdings Bhd, UEM Sunrise Bhd and Supermax Corp Bhd have been removed from the Dow Jones Islamic Market Malaysia Titans 25 Index’s list of stocks in the benchmark index’s latest quarterly review.

In a filing with Bursa Malaysia today, i-VCAP Management Sdn Bhd, the manager of MyETF Dow Jones Islamic Market Malaysia Titans 25 (MYETFDJ), said it has been informed by S&P Dow Jones Indices that QL Resources Bhd, MyEG Services Bhd and Kossan Rubber Industries Bhd will replace the three companies that were removed.

“As a result of the review, three stocks were added and three stocks were removed from the benchmark index, while the weightings of the remaining stocks in the benchmark index have changed,” it added.

Good to see labu83 keep promoting. As Khazanah is major shareholder they will make sure UEM S continue to do well. Don't put so much trust on IB latest TP. Tabung Haji has bought over 30 million shares recently above RM 1 meaning UEM S should be well supported at RM 1. I am looking at TP RM 1.60(RCPS conversion price) next 2-3 year.

You have to ask whether MyEg(previously not in the list) can move up? Perhaps on Monday UEM S will likely follow market(or Dow) movement not strictly whether they are in the index or removed.

MyEg latest QR EPS 1.9sen but price RM 2.85. Why UEM S EPS 1.85sen(about same like MyEG) but why price about one third?

Now rsi more 70%,of course they want slow down a little bit,they accumulate high well,crossing macd very nice,I not waiting 2,3 years,gentle I wait until mid November will above good level 1.25,Fibonacci Graf will follow consider,but now tabung haji very rich,they collect n buy high,hopefully uptrend intact,khazanah still 66% and Uems a legend in properties market inside n outside Malaysia ,now everything bad news will out but they slowly accumulate ,every year month n October the best counter totally up and August ,September the best lowest price will show,this year budget 2016 give solutely momentum
