Parkson out due to their own self problem ntg related to CMMT. As a shareholder (BOSS) of the company of course looking for capable tenant prompt rental collection instead of tenant owe u money. Slow and steady.
While Parkson has decided to leave Sungai Wang, the impact on net profit is minimal. Further more, in the worst case scenario even If Parkson was to discontinue their tenancy on the other 2 malls in the CMMT portfolio, the decrease in revenue would only account for approximately 4.5% of total revenue. This figure is from the 2017 annual report. Do the math. Overall rental income is still decent. Panic selling is unwarranted as this share is undervalued.
61% of the profit comes from Gurney and East Coast Mall, remaining Sungai Wang, Tropicana City Mall, Mines. Even Sungai Wang left, not much impact on CMMT. Maybe overall few millions lost in profitablity per year
anyway for dividend play, still a decent one. about 7 to 8%, i think would be a good one. anyway, under REIT guidelines, 90% of the profit will be paid as dividend
anyway, I prefer the Company to improve on the marketing plan for the existing malls. Stop buying new malls as from the last 2 acquisitions, they were bad ones. Sungai Wang & Tropicana City Mall doing badly in my opinion.
From what i heard from KL frens,Sungai Wang has lost its fame due to traffic problems and also becoming a 'cheap and no standard shopping spot.The East Coast Mall in Kuantan is now confronting a new mall which is just right opposite.From sources i got from Kuantan frens,many shoppers are more there.
