Aside from the Sungai Wang, FED rate hike, Ringgit weakness FIASCO.... This private placement deal has been detrimental to the share price. ''Weak trading price even on the last trading day before Ex''. Those picking up the placement shares would have profited by selling off their existing holdings at any price higher than 1.32.
CMMT already rebound 10sen from its low 1.29. CMMT just ex. IGB only rebonud 2sen from its low 1.28. IGBREIT going to announce results + dividend. More upside.
Now, seldom people go to sungai wang. They prefer mid valley, wang utama, sunway, parvillion,...big mall. Sungai wang need to do major renovation to attract the customer.
The good news is, CMMT's other properties are all showing improved net property income (NPI), year-on-year. Sungai Wang definitely needs a revamp. The next-door closure of BB Plaza also means lower shopper traffic as well, but the ongoing MRT construction work is the real killer here.
