Kenanga's target price of RM1.43 for LBS has been met, Now it is time to see if CIMB Research's TP of RM2.00 for LBS will be met too. Anyway, those who bought @ RM0.80 when CIMB Research first initiated the coverage in May 2012 should be laughing now.

last saturday LBS director said will give special dividend from the zhu hai deal ... that's why today gap up 1.43 ... but looks like investor still prefer a more solid news ... will give doesn't mean sure give and question also how much ...

PETALING JAYA: LBS Bina Group Bhd (LBS) has a decision to make.

Now that the property developer has signed the HK$1.65bil (RM680mil) deal with Zhuhai Holdings Investment Group Ltd to dispose of the entire equity interest in two of its subsidiaries in a cash and share deal, management has to decide what to do with the incoming funds.

The first part of the payment of HK$500mil (RM206.24mil), which LBS expected to receive next month, has to either satisfy loyal shareholders by way of a dividend payout or be streamed back into the business for long-term growth.

“With the funds that we receive, we would look into how we can balance rewarding our shareholders with special dividends and moving our business forward,” LBS managing director Datuk Lim Hock San told a press briefing, adding that taking care of the company would be priority.

This sum was to be followed with a proposed settlement of 225.56 million new shares in Hong Kong-listed Zhuhai Holdings at HK$1.33 per share worth HK$300mil (RM123.74mil) and promissory notes for the sum of HK$850mil (RM350.61mil).

With consent from the relevant authorities, shareholders of both companies had in their respective EGMs in the last two days voted in favour of the finalisation of the sale and purchase agreement with Zhuhai Holdings for the disposal of LBS’ entire interest in Lakewood Golf Club and Zhuhai Development land in China for the said HK$1.65bil (RM680mil).

Consequently, LBS would emerge as a substantial shareholder in Zhuhai Holdings and be entitled to appoint a non-executive director for Zhuhai Holdings and reap a proforma gain on disposal of RM309mil at the end of financial year 2013.

There would be indirect benefits from the Zhuhai development project and via the potential appreciation of the holding company’s share value as well as any future dividend payments, Lim said.

At present, LBS, which has a total landbank of 831.63ha, has hit RM326mil in sales from its 16 ongoing projects – both fully sold and under construction – in light of its 2013 revenue target of RM1bil and unbilled sales of RM702mil as at May 31. Four more projects will be launched in the coming months, which hopefully will add to the momentum.

It had been sluggish before the general election, a senior personnel in the company said, but things have gradually picked up since.

Lim said there were no plans to privatise the company and that speculation of incapability on LBS part to complete the China-based project was not an issue.

“It is good that we can raise funds there while we focus on our business here on familiar grounds,” he said.

I bought at 1.36,cut loss if it drop below 1.29..support at 1.35 n 1.29...I have confident it will go up..
