（堪培拉22日讯）澳洲媒体报道，中国人突然之间就抛弃了悉尼房地产市场，接下来将会是墨尔本和其他城市的房地产市场。

澳洲《澳洲人报》网站16日刊文说，中国目前正在经历一场全面变革，而澳洲却在以前所未有的频率连续打击澳洲最大的贸易伙伴。

悉尼最大的房地产开发商哈里‧特里古波夫上周宣布，悉尼住房市场的中国和其他外国买家数量锐减了50%。

中国人购买住宅，是采矿业投资急剧下降的澳洲避免陷入衰退的最大因素之一。

中国限制带钱出境

文章称，如果当前澳洲住房市场中国买家的数量继续大幅下降，同时又缺乏其他抵消这一负面影响的因素，澳洲很可能会陷入衰退。

中国正在收紧限制国人把钱带出中国，正常情况下中国公民可以把一所住宅10%的房款带出国，这意味着他们已经有了购买“楼花”（期房）所需的押金，到房产交割时他们通常能再把20%的房款带出中国，如此当该住宅完工时他们就有了30%的房款。

以前他们可以在中国以外获得余下70%的房款，但如今随着中国人的资金压力趋紧，在澳洲审慎监管局的呼吁下，澳洲几家大银行相继调低贷款额度，从房产估价的70%降到60%，并且宣布，它们将不再承认海外的个体经营收入证明。

文章说，中国人能够提前发现问题，所以购买澳洲房产的人数大幅下降。

Patience is the key. EWI listing. Tan Sri Quek Leng Chan will take up 27% of EWI shares, with Tan Sri Liew will take up 10% personally of EWI shares and ECOWLD will take up 30% of EWI shares. Ecoworld will fly high.
