Price jump from 1.46 to 1.55 quite fast in early trading friday...monday consolidate back to 1.55, 1.54...maybe trading side ways these few days.... before jump back to new high? Top up lightly at 1.55...
Projected PE will be around 30 times earnings, if d price is Rm 1.50 by year end. Now is more than 60 times. New company wz high growth, higher PE is still business sense to buy! Old company wz low growth, of course PE below 10 times earnings should be considered. U got to divide d PE with d company growth, then u got d PEG. If PEG below 1 is okay, if above 1 is not okay. U got to be careful wz d earnings growth of d company.
Pe is an dynamic indicator. The pe shown is based on last year earning. Ecoworld is kind of share we call it "the asset player". It has a big potential once it launch its project and improve its eps.
Eco World Development Group Bhd plans to acquire 26 pieces of leasehold land in Kuala Selangor, measuring 2,198.4 acres for RM1.181 billion in cash for the development of a self-contained township with a potential gross development value of RM15 billion over a 15-year period.
Ecoworld buys land in Selangor for RM1.18b KUALA LUMPUR: Eco World Development Group Bhd is acquiring approximately 880 hectares of leasehold land in Ijok, Kuala Selangor for RM1.18 billion cash.
The land are located approximately 45 kilometres (km) from Kuala Lumpur city centre, 40km from Petaling Jaya city centre and 18km from Sungai Buloh town centre.
In a statement today, Chairman Tan Sri Liew Kee Sin said the opportunity to acquire over 800ha in the Klang Valley was rare.
"This strategic acquisition will enable EcoWorld to establish a dominant presence in North Western Klang Valley growth corridor with access to a new market catchment," he said.
EcoWorld has identified three projects to be developed on the land:
A mixed eco township known as "Eco Gardens";
An integrated gated industrial hub "Eco Business Park V"; and,
Affordable homes to be known as "Laman Indah", which includes housing units to be built for settlers and Rumah Selangorku homes.
The entire project is expected to take 15 years to complete and has an estimated gross development value of RM15 billion.
I see that KL land had been used up, the leftovers land are too high in terms of pricing. Now developments are moving towards Sungai Buloh, Rawang. More housing units are required as population there are increasing, more mid-lower income people are moving there and more factories are rising up there. Lands are like stock to developer, how they develop it is like how they package them. In this kind of Malaysia economy, when property price is dropping, it's wise for big developer company to increase their stock rather than focus on making on money. However, still need to balance their gearing as interest are going up as well. For an investor wise, I think it's still early to invest in such developer company as for the current market, investment in manufacturing companies which receiving their payment in USD, would have a better outcome, hedging against our current currency.
