True, RM1.78 is a tough wall to break. Even though the dividend is less than 5%, but it has some potential upside to it. The dividend should be higher after the completion of Pavilion Extension and the latest news on TS Desmond (owner of Pavilion and WCT) might boost its prospect too, since WCT has a few shopping malls that are likely to be injected to Pavilion. Well at least Pavilion is quite stable/defensive, and 5% + some capital gain yield is good enough, given the volatile market condition.

Visited Pavillion Shopping Mall and Pav Elite recently, the crowd is scaring. And found many new brand in the house. Many of these new brand are also FIRST in Malaysia. Believe that parking revenue itself is already more than many other listed company total revenue.

Yupe revenue it is improved cause acquisitions of others rubbish malls. Revenue increase but the finances cost also even more increase then lead to EPS to be lesser.

Because they think damen might be having a good potential in the future, but anyhow this is a portfolio of theirs, I believe there are more assets going to pump in into pavreit in year(s) that should make damen less material on the financial results.

properties price in Malaysia keep dropping these few years... too many unsold units .. my 550k condo renting out for only 1800 per month yielding 3.9% only... not included the maintenance fee that i have to pay... 1800-300( maintanance fee_= 1500 yielding 3.2% only... i think its better to buy Reits cos its yielding 5-6 percent.. and the best part is you dont need to worry about the tenants from hell who dont want to pay the rent in time and once they leave , we have to look for another tenants as well.. few months without rental and need to pay agents 1 months rental if they find a tenant for you...
