Pavilion Real Estate Investment Trust is a Malaysian property investment company. Properties are located both domestically and in other countries within the Asia-Pacific region. The company generates the majority of revenue from leasing properties to its tenants. Pavilion REIT operates through two segments: retail and office. The retail segment delivers the vast majority of company revenue. Major retail tenants include fashion stores, dining venues, department stores, and supermarkets. Property and consultancy offices lease most of the lettable area in the office segment, followed by technology providers, financial institutions, and construction companies.

@stockspal good analysis but perhaps slightly pessimistic. PAVREIT added 0.72bil private placement in May 23 and within 2 quarters managed to deliver record DPS - that's earlier when PVBJ has a lower occupancy rate. Based on today's share price, it's EPS and DPS are superior to most other major REIT including the mentioned SUNREIT and IGBREIT.

Speakup.got 2.5x more Sunreit than Pavreit. Why? Because Sunreit is a Diversified REIT whereas Pavreit is pure Retail REIT. COVID has shown that diversified are safer than a pure retail

Hi @passionateinvestor I may sound pessimistic in the article, but pavreit is actually my largest holdings. It is more like 恨铁不成钢。PavBJ shall do much better in 2024 since there are up to 59% of NLA will be up for a renegotiation this year. I have high hopes.

Yes Pavreit is more undervalued than Sunreit. But Sunreit is safer due to its diversification.

PAVREIT closed RM1.32. Nice. After my initial entry at 1.22, I added more as it weakened, with an average buy cost of RM1.21. When foreigners comes to Bursa, they seem to like this one more on the REIT space for obvious reasons.

Pav has known to be cyclic & would be interesting to see it’s performance after the 1st and 2nd dividend for FY24. A good one for both dividend and it’s predictable price fluctuation for gains

Im confident that Pavreit will back to RM1.50 within 6 months. Cheapest under value reit stock. Good div yield, good EPS, bigger potential for better profit at RM1.29 now

Pavreit is undervalued only becoz some funds think TRX competes with Pavillion KL

Pavillion is more attractive than clmt for sure. Trx is temporary hot but pavillion is all good in the long run.

trx is only one property. Pavreit is many properties, not only Pavillion KL.

2% Dividend tax didn't affect Reit.. by observing the share price still in strong uptrend after the announcement

REITs have its own rules on dividend tax. The existing Withholding Tax as final tax should stay as it is without new announcement in the budget.

@pang72, per my understanding - No. Dividend from REITs do not required to be included in the Tax Return form as the Withholding Tax is a final tax.

KUALA LUMPUR (Oct 23): Shopping malls under Pavilion Real Estate Investment Trust (KL:PAVREIT) and KLCC Stapled Group (KL:KLCC) still reign supreme in the luxury market even after The Exchange TRX Mall opened to much fanfare, said Kenanga Investment Bank.
In a report focusing on the luxury market, the research house said its own survey indicated that both footfalls and sales for most brands in TRX Mall have fallen since their opening. Several retailers struggled to meet targets and a majority generated less than RM1 million in monthly sales, it noted.
