how do u determine if it is undervalue, mind elaborate? its EPS has been dropping since 2015, even before covid!! an average decrease of 8.6% annually 2015-2020 (62.68 per share in 2015 to 43.77 per share in 2019) while the share price today remains the same as 2015.
for me there are just 2 + sides for this ctr, low debt % (so can raise funds for good acquisitions) and higher dividend yield than FD. Previously another + was stability, but lol not anymore after it fell off the index. Honestly somewhat regretful for buying this, even when it was quite attractive when it was 6.8X+, other REITs or stocks still seemed better, now that it has lost its stability. Oh well, just hold long term.
@gapup: imo, next qtr result will be as bad bcuz of mco and cmco in Q1/2021. Best case scenario vaccine is effective and mass inoculation in lateQ1 or earlyQ2, then will start to see improvement in Q2/21. if vaccine effectiveness does not reach expectation & interstate/international border remains close, Q2/21, or even Q3/21 will be as bad.
@gapup yes, u r right that is a plus point for them since it is a one-off thing. but they are also paying 150% of their net profit for Q4/2020. if i want to buy, there is no rush, i can wait till Q1/21 result out in april.
Yeah i also saw their income distribution for the year. 98%! I think that is wayyyy to high when bursa only mandates 90%. Could have spent that 8% improving the infra around klcc. Its super duper undermaintained
Btw guys, want to share that KLCC did not give any rental rebate to the tenants. My previous company is small anchor tenant and they dont give rebate. So I believe KLCC will still get rental from the mall. office rental cant comment as not privy to info
