If buy to hold now is a good opportunity to accumulate, net yield 4.9%.
But limited growth. Office oversupply at KL City Centre esp when that Razak apanama building completed. Remember, KLCCProp is not 100% retail, it's quite office-heavy.
Klcc has Petronas twin towers, maxis tower, exon mobil tower. All these are occupied by few major tenants. Not those small tenants. But yes their growth is limited.
I got out after I reread the annual report last yr (the LAST full 300+ pages Report they sent out by courier or even by mail) & realise they have only 700 mil cash vs over 2300 mil in debt. I haven't read the latest report but it should higher gearing by now with MO hotel occupancy plunging...
The big properties were valued at over 15 billion in that report but it has the risk of being impaired with the economy crashing.
No one really cares unless you’re a longggggg term investor. Topglove report so good but fall as well. AirAsia report like shit but up so much. People care about share price fluctuations only
At RM7. What you scare? Drop to RM6? You think the possibility high or not? Business still intact and stable as usual. Just market like shit. That’s why drop.
When nobody wants the share, that’s the time you pick it up. Look at what happened to CIMB and axiata before this. Drop drop and drop. Keep breaking support then strong rebound
walaweh siao. Die la like this. close down PKP like march 2020 again. die la 44444..who wanna go shopping and makan in KLCC weh? no more recovery trade for Malaysia....dead la like this. confirm Monday open koyak la KLCC :(
Even no one go klcc tenants still have to pay rental like what happened in March last year. In conclusion, mokluhanj21 doesn’t understand what klcc does and simply go everywhere to talk rubbish
Uncle, cannot simply use what happened in March 2020. we all smart people also, not just u. Things today are different for KLCC than it was in March:
i. In March, Petronas alone (direct & via KLCC Holdings) held ~76/77% of KLCC shares+ EPF around 7% + ASB around 3.7% + add other amanah saham say la around 3% = 89% ady held by these types -- hold to Kiamat one. actual free float is limited of course la price didn't move. u compare la Pavilion/ Axis/ IGB Reits and see where got KLCC fall one?
ii. what changed now? they sold 150 mil shares to EPF and ASB, and these people are not as strategic as Petronas to some extent. EPF especially via their external FMs can simply dump if they want to..(trading portion)
iii. Yes we also read Annual Report, we know major is still the Triple Net Lease 15 year with Petronas (which was just renewed but INTERESTINGLY no disclosure on the rental rate :P).... but you ever wonder how Petronas is doing as a company? Are they as rich as they were when oil was USD100bbl? Of course you dont la cos u think Petronas is God confirm never fail. (in perfect world ofcourse la. sadly world not perfect)
iv. If Petronas cashflow is so good, u think the accountant CEO wanna sell the 150 million shares of KLCC? 150 million at busuk2 RM7/share= RM1 billion cash whoa. the hole must be big sampai wanna sell that much ............
Now things become not so binary and black & white issit uncle?
I am not trying to be a fearmongering punter, I just wanna share my perspectives and see more nuanced and objective views by others on here. TQ. Here's to huat2 KLCC...
Everyone knows Petronas not as rich as when the oil is $100 per barrel. I’m not saying Petronas is god. Even though they are not as rich, you think they occupied klcc with low grade rental?
For the epf, they might be trading. But how much will it be at klcc? And the price they purchase klcc from Petronas is RM7.12. You think they will sell all the way down to 6.5 or 6? Short sell klcc? If want trading better choose higher liquidity shares lo such as CIMB, topglove, supermax.
Even now Petronas still holds around 67% of klcc. That’s after selling 154million shares. Still major shareholder. I personally don’t see it as a problem as we need to constantly review our portfolio. Even they sell 10% more of klcc, they’re still the major shareholder. Why stuck so much money at one place?
For me, I won’t hold klcc till kiamat. I’ll take profit as well. Just that the risk of business in klcc is much lower and at this price there’s lower downside. Their hotel and mall segment will be affected but not their office segment which makes up bulk of their revenue.
