The point is the company is super cash-rich and now talking to some foreign investors (mainly from China) for the next big JV project in Negeri Sembilan which is not just property. They have ventured into long-lasting cash cows like education and medical care. Another new cash cow segment coming soon.TP is RM3.55 before 4+1 bonus share.
There is a statement in the report, 'A significant portion of the progress billings would only be recognized after the end of the quarter under review'. Looks like the show will not end so soon.
The bonus share sure will dilute the share price after given, same like dividend. So it doesn;t mean it will "drop". So u got more shares with lower price. Same amount actually at the end.
Nope, usually warrant amount will stay the same but its exercise price will be adjusted to match the new amount of total shares. So the price won't suffer losses.
Happy to have accumulated more shares today @2.70. Now just sit tight for one month in order to cross the dividend ex date and hopefully bonus share approved.
Every investor sure can leave it anytime, but when EPF join in, mean temporary is still in uptrend mode...till the dividend Ex date and bonus shares....

I not sure Sukuk Wakalah Programme is good deal or not, but it shall attract Bumiputra investors to subsribe and thus boost the share price. Positive thing is it can fund Matrix future bigger expansion and business, negative thing is the increase cost of financing.
Believe that Sukuk Wakalah would be used for landbanking purpose. They are preparing themselves for life after completion of Sendayan development. LOL.
EPF is increasing their stake in Matrix while Tabung Haji goes for KSL. Probably due to increasing optimism of property sector recovery. In addition current valuation is cheap and a far cry from 2013.

The quarter result is not necessary bad. Overall profit and NTA has improved compared year to year. And this is with significant portion of billings not recognised this quarter (according to the report).
Now Property sentiment is still low, with average market PE 4-7. If property sentiment comes back, in 1-2 years Matrix can probably raised above RM4 at least with its DY and EPS growth.

Because annual wise Matrix still positive profit and this company strong fundamentals. Also Matrix is willing to give out consistent dividend few times per year. Latest dividend is next month plus proposed Bonus share 1 for 4, that's why pushing it upward.
I think I might miss the boat on last week Wed when quarter result is released a noon break. That time still can buy below 2.70. Based on current trend, may only able to top up after bonus share done.

Here are some reasons:
"YoY: 4QFY17 core PATAMI (excluding RM10.6m ESOS expenses) increased by 3.4% despite a 23.6% drop in revenue on the back of improved gross profit margin from 53% to 59% resulting from recognition of higher margin products.
New property sales in 4QFY17 achieved RM193.1m (vs RM168.7m 5QFY16), bringing FY17 sales exceeding RM1bn. Sales were mainly derived from its flagship Bandar Sri Sendayan (BSS) in Seremban and Bandar Seri Impian in Kluang.
Matrix had launched RM60.6m worth of projects in 4QFY17 namely Suriaman 2A and Hijayu 3 at BSS, with strong take-up rate >80% for all ongoing projects. Total targeted new launches in FY18 amount to RM1.4bn.
Total unbilled sales stands at RM859.5m down from a historical high of RM900m last quarter, representing 1.1x over FY17 property development revenue.
Matrix is well-positioned to ride on affordable housing theme (majority products are below RM600k) within its successful township. HSR is a long term catalyst and its dividend yield is one of the highest in the sector at circa 6%."
ya, HSR mean High Speed Railway (KL-SG). One of the station is very near to the Bandar Sri Sendayan where Matrix main properties development is there. Also, Msia Vision Valley and KLIA Aeropolis is also near to this development. That's why all good news and future make it popular stock.
Yes today very quiet. And the small transaction drops the price by 5cents. Pure manipulation. Most are holding on to shares, knowing well it is going to rise. Managed to buy another 40k shares. :-)
Hi vzcb1t, not necessary. Last year I bought Gadang before bonus share ex-date, also lao sai until beginning of this year, share price only manage to chase back.
