According to the circular to shareholders dated 26/5/2023,NTA per share before capital repayment was RM1.02. Based on assumption that the first tranche dividend was RM 300 million was paid,then the NTA per share would be adjusted to RM 0.89.But it turned out that the actual repayment was RM 790 million, so the NTA per share after this RM 0.33 / share dividend would be around RM 0.335. Is it right ?

In relation to capital repayment, so far only one payment.Instead of giving RM 300 million as proposed, they gave out one short RM 790 million.I suppose if they give another dividend of RM 0.33 per share, then the NTA will become almost zero.

Last quarter NTA was RM1.02. By end of Sep, around 69 cents after distribution of 33 cents. If they distribute another 20 cents, it still has 49 cents NTA

Based on the 2022 Annual Report EWI developments centre in and around London {UK} and Australia { Sydney and Melbourne} which recorded substantial price increases despite the lockdown and outbreak vs our local property scene. The cash balance at end FY 2022 stands at 614,220 vs 336,115 { 2021} Total assets at 2,952,660 vs current liabilities of around 504,472 { at end Oct 2022} the 33 sen { 1st tranche } of the repayment earmark mentioned in the Annual Report. The losses incurred was mainly attributed to the impairment and write down on their Ballymore project. The group monetization is geared towards value creation. This are figs extracted from part of their income statement

Dec23 give u another 6sens? happy? ofcourse not la! pay 1.20 only take back 0.33+0.06= 0.39. mana lagi balance. Remaining stock not yet sell = 1.1bil. after that company got nothing become empty! even your cost is zero but end up holding empty company.

The results is improve a lot compare to last year quarter and company now is zero borrowing. After distribute the dividend company still have 55306000 comprehensive income for the period

As at now company net assets is 1.04 per share stated at page 3 the share price is 0.37 but company asset is 1.04 so don't worry price is cheap and we can wait Dec for another dividend

oh my god, 1.04 is before minus 0.33 dividend pay this month. more losses will incur by time they complete selling all stock. every Q 25mil share losses from JV. really bodoh.

Very simple you see page 3 Net Asset is 1.04 compare to last year is 1.02 why the company making lose but their Net Assets is increase to 1.04 vs 1.02 mainly reason is comprehensive income continue increase
