CIMB IB Research has initiated coverage on Sime Darby Property Bhd at RM1.16 with an “Add’ rating and target price of RM1.85 and said the group had the largest landbank among property developers in Malaysia as at September 2017.

In a note Dec 7, the research house said it expects the group to benefit from the upcoming high-speed rail (HSR) project and development of Malaysia Vision Valley (MVV) given its strategically-located landbank.

“While we believe its near-term earnings growth outlook might be volatile, we see potential value enhancement from the ongoing monetisation of its assets.

“Initiate coverage with Add rating and target price of RM1.85, a 50% discount to its RNAV. This represents circa 60% upside from its current share price of RM1.16,” it said.

1. SIMEPROP had valued the stock based on a 50% discount to its estimate of its realised Net Asset Value (RNAV), translating into a Target Price of RM1.85.
1.1 The large discount compared to an average of 35% for the other stocks under our coverage reflects the slower monetisation and longer gestation period of its considerable landbank.

2. SIMEPROP's valuation does not include the potential value enhancement from the additional landbank of 20,602 acres under the Malaysia Vision Valley (MVV) option agreements and land option agreements.
2.1 SIMEPROP sees further upside to its RNAV and target price if SD Property manages to monetise or develop these sites in the future.


3. SIMEPROP has the Largest Landbank in Malaysia as at Sep 2017.
Currently, SIMEPROP owns about 20,763 acres of landbank which the research house estimates has a remaining gross development value (GDV) of RM100.4bil.

3.1 The Landbank is strategically connected to Major Highways and located mainly within Key Growth Areas and Economic Corridors.

3.2 SIMEPROP’s landbank within Negeri Sembilan and Johor is near the Kuala Lumpur-Singapore high-speed rail project (HSR).

3.3 Seremban and Muar have been identified as transit stops along the rail line.
SIMEPROP’s property projects in the surrounding areas, like Bandar Ainsdale, Seremban, Nilai Impian 1 and Nilai Impian 2 in Negeri Sembilan as well as Bandar Universiti Pagoh in Muar, will benefit from the development.

3.4 SIMEPROP has strategic landbank surrounding the area earmarked as MVV, a component of the government’s 11th Malaysia Plan and the National Transformation Plan.

4. SIMEPROP currently owns 3,196 acres of land within MVV.
4.1 CIMB Research believes its sizeable reserve of land in MVV will underpin SIMEPROP’s long-term earnings growth & THE Development of MVV in the short term will likely help buoy its existing projects in Nilai Impian and Bandar Ainsdale in Negeri Sembilan.

Awesome, wish you all get to jump into this bandwagon last week or beginning of this week, even price hit CIMB TP RM1.85 consider cheap also. Malaysia Vision Valley(MVV) and HSR station in Labu Seremban will impeccably boost the land value adjacent to the area.

Based on CIMB research, if they took MVV and HSR mega developments as catalyst for SIMEPROP, then we should not discount on other listed property counter such as Matrix and Asiapac which also held big parcels of landbank on the mentioned loacation.

Do your homework, hunt for the unpolished gems through Bursa website in this weekend.

FBMKLCI early sign of bullish uptrend.

After six months of correction, FBMKLCI finally reversed and showed some early signal of new uptrend.

Take a look at the FBMKLCI hourly chart above, FBMKLCI finally closed signifcantly above hourly 200ma.
This is a testament of intention to embark a strong uptrend, and the bullish upmove we saw these two days was legitimate.

The circled regions in the chart show the function of hourly 200ma as the boundary that seperates bull and bear territory, as price tends to bounce off 200ma.
Look at the first circle on the left, FBMKLCI breaks up from 200ma and retested it before commencing the uptrend we saw in 1H 2017.
Then in early November 2017, FBMKLCI retested and failed to break above hourly 200ma, hence the price corrected down afterwards.

Yesterday and today, we can observe a convincing closing above the hourly 200ma, so this is an early sign that the long dreaded correction in 2H 2017 is finally coming to an end. The uptrend and bull run of FBMKLCI is expected to resume after the 6 months hiatus.

Final confirmation of uptrend will be completed when FBMKLCI bounces off hourly 200ma in the future.
